Well, it's April and the flowers are starting to come up and the song birds are back! It's also time for our annual update on what's been happening in Warren and in your neighborhood over the last 12 months. The economy in the country is improving and the real estate market in the Northwest Corner is slowly gaining strength.
Here's a little Warren history (our reporting year actually runs from February to February):
In 2007 there were 38 homes on the market and 15 sold
In 2008 there were 36 homes on the market and 8 sold
In 2009 there were 40 homes on the market and 10 sold
In 2010 there were 48 homes on the market and 17 sold
In 2011 there were 28 homes on the market and 12 sold
In 2012 there were 22 homes on the market and 13 sold
In 2013 there were 25 homes on the market and 17 sold
In 2014 there were 20 homes on the market and 25 sold
Today there are currently 24 homes on the market in Warren and this past year saw 22 houses sold. If we look at the land market there are 9 parcels currently offered (last year there were 12) and three sales recorded (last year there were 2).
There are 7 parcels of land currently on the market and there was only one land sale in Warren in the past year. It was 50 acres on Above All Road that went to the Warren Land Trust in September for $275,000
Your neighborhood had 10 residential sales (up from five last year!) Starting at 190 Kent Road, a 1766 square foot ranch with 3 bedrooms and 2 baths built in 1961 on 4.8 acres sold in January for $ 120,000.
25 Anita Way is a 2440 square foot colonial built in 2006 with 4 bedrooms and 2.5 baths on 21.94 acres that sold after 5 years on the market in June for $195,000 down from its original list price of $579,000 in April of 2011 and its final list price of $225,700 this December.
At 30 Partridge Road a 2212 square foot colonial with 4 bedrooms and 3.5 baths car built in 2002 on 1.96 acres sold in March of 2115 for $265,000.
43 Partridge Road is a 1376 square foot high ranch with 3 bedrooms and 3 baths built in 2005 on 1 acre. It had previously sold in 2005 for $369,900 and most recently it was listed in September of 2014 for $324,900 and sold this last August for $299,000.
84 Reed Road is a 2909 square foot colonial with 4 bedrooms and 2.5 baths built in 2005 on 7.67 acres. We sold this in 2011 for $395,000. It was listed in January of 2015 for $429,000 and closed in August for $367,000.
20 Sackett Hill Road is a 1713 square foot contemporary with 3 bedrooms and 2 baths built in 1986 of 4.23 acres. It first came on the market in April of 2014 for $369,000 and sold in March 2015 for $275,000.
24 Sackett Road is a 1920 square foot antique built in 1760, beautifully renovated with 3 bedrooms and 2.5 baths set on a nicely landscaped 3.62 acres. It was listed in July and we sold it in September for $380,000
190 Lake Road is a 1154 square foot cottage with 2 bedrooms and 1.5 baths built in 1940 on 9.7 acres. It was first listed in October of 2006 for $429,000, then rented for a year, then listed for $399,000 in July of 2011, rented again and finally listed for $325,000 Last July. It sold for $313,500
222 Lake Road is a 2036 raised ranch with 3 bedrooms and 2.5 baths built in 1978 on 3.31 acres. It was first listed in October of 2007 for $395,000 and finally sold after several price reductions this October for $189,000
52 Mountain Lake Road is an 1174 square foot cottage with 1 bedroom and 1 bath built in 1956 on 2 acres. First listed in September for $285,000, it sold quickly in January for $263,625.

211 Lake Road is converted barn with a kitchen dining room heated porch addition on 6 pastoral acres with great eastern views. 3 bedrooms and 3 baths. Asking $575,000
