While autumn quickly approaches, the sales pace in Warren has slowed. This year saw 17 residential sales while the previous year had 19 and the year before that had 27! With land sales, the story is similar. There are 15 current offerings and the last year saw only one land sale! The previous year had 3 land sales.
In your neighborhood, there were 6 residential sales last year, down from 11 the year before.
10 Partridge Road is a newer colonial home built in 2002 that sold in July. This 3 bedroom 2.5 bath is situated on 2.85 acres. With a furnished basement, 3 car garage and a large deck that overlooks a big level backyard, it's no surprise that it sold in 19 days for $329,900, just down from its original price of $335,000.
35 Kent Road is another early home with much of its interior intact. Built in 1790, it has 5 working fireplaces, original wide board floors and exposed beams, 3 bedrooms and 2 baths, a barn, brook, 9.8 acres and beautiful gardens. It was my listing ($375,000) and my sale $365,000. Yes, it is charming. On a side note, the new owner will be selling fine antiques by appointment.
15 Melius Road, a beautiful 3005 sq. ft. 4 bedroom 3 bath colonial originally built in 1759 sold in March with 3.68 acres, a pool and 3 car garage for $1,175,000, down from its original list of $1,495,000.
32 Sheehan Road, just across the street, is a 3723 square foot contemporary with 4 bedrooms, 3.5 baths, a pool and a good view over the lake all set of 3.06 acres. It sold for $1,150,000 with an asking price of $1,250,000.
35 Sheehan Road is a 2302 square foot 4 bedroom 2.5 bath contemporary that was totally and tastefully renovated on 3.31 acres with a narrow view of the lake. It sold for $700,000 with an asking price of $735,000.
35 Mountain Lake Road is a 1526 square foot contemporary with 2 bedrooms and 1.5 baths set on 1.91 acres. Originally built in 1985, it was recently totally renovated in 2008 with a metal roof and central air. It sold for $500,000, down from its original price of $549,500.
