Bain Real Estate West Warren 2018 Market Report.

Dear Neighbor,



The Warren market continues strong.  Last year we reported 27 residential sales while this past year had 26. There were 5 over $1M and 10 were below $500,000, a nice balance.  The economy has reacted well to the tax cuts and we hope that will bring continued growth to our market.  It is an election year so we will have to wait to see how things settle out.   

In your neighborhood there were 7 residential sales last year!  


235 Kent Road was a bank sale of a 1094 square foot 3 bedroom, 2.5 bath ranch built in 1970 on 3.56 acres.  It did have a large attached shop that was more liability than asset and the house was in bad condition.  First listed in October of 2017 for $169,900, it sold in May for $100,500.


178 Kent Road is a 2448 square foot contemporary with 3 bedrooms and 2.5 baths built well off the road in 1968 on 20 acres.  It also had a separate artist's studio and a pool.  It did need updating, and deserved the attention.  It was listed for $399,000 and sold in January for $350,000.


10 Anita Way is a 2258 sq ft. raised ranch with 3 bedrooms and 2.5 baths built in 2007 on 2.75 acres.  First listed for $339,000 in 2014, it slowly drifted down to $329,000 and then sold this May for $315,000.



56 Sunset Lane is a 1760 sq. ft. cape with 4 bedrooms and 1 bath built in 1995 on 5.8 acres.  First listed in June 2017 for $270,000, it closed in October for $167,250.


170 Lake Road is a 3012 square foot colonial with 4 bedrooms and 4.5 baths built in 1985 on the back of its 5.8 acres.  It was in great condition and had a first floor master and brook and barn.  It sold last July after just 42 days on the market for $609,000, $30,000 below its list price.

231 Lake Road is a1740 antique colonial of 3302 square feet, 5 bedrooms and 2.5 baths recently moved back from the road, enlarged and renovated on 10.6 acres with barn, pond, pastures and woods.  A perfect blend.   It sold last November for $1,250,000 after 406 days on the market, down from its original list of $1,750,000.



Lake Road was one of three land sales in the neighborhood.  It is a 59.6 acre parcel with a driveway in place that used to be a 7 lot subdivision, but now would require a formal re-subdivision.  It could be an estate site or broken up into several.  We'll see what happens.  It started out at $1.6M and sold in December for $475,000.


Hopkins Road is a 2.24 acre parcel of mostly pasture that was listed for $199,000 and sold for $230,000 last July.  It now has a new house framed.


Curtiss Road is an 8.5 acre parcel with driveway in place and views of the lake and the vineyards.  Listed in 2013 for $710,000 it came down in stages to $375,000 and sold in January for $325,000.



We have two properties for sale on Kent Road.


35 Kent Road is the nicest 18th century home I've seen in this price range.  With 1665 square feet, 3 bedrooms, 2 baths, 6 fireplaces, great gardens, a pond and brook and 9.8 acres that abut open space, I think it's a steal at $385,000.


21 Kent Road is a 988 square foot 2 bedroom 1 bath ranch built in 1063 on .26 of an acre.  The lot is small, but it abuts larger parcels and actually has a lot of privacy.  There is land trust and ponds close by.  It's listed for $219,000.
