Dear Neighbor,

In the spirit of getting back to normal, our neighborhood letters are out again with hopes of keeping you informed on local sales, offerings, trends and the Bain perspective.

The pandemic unleashed a flight to Kent from NYC, swelling our schools, absorbing our housing inventory and pushing our values to levels not seen in a long time, if ever.  The result is a market today with only 7 homes available where normally 35-40 should be up for sale. And there are only 9 parcels of land offered. The flip side is the 20%-30% increase in values has sellers buoyant and buyers scrambling with rents soaring as well.

All of this has some buyers and many more sellers on the sidelines waiting, but waiting for what is the question.  The idea that the market will be flush with listings soon is not realistic. It is a seller's market.  We predict this new paradigm will be here for a number of years to come.

Kent registered 53 sales in the last 12 months. This is 30 fewer home sales than in 2021. This dramatic drop is not due to lack of interest, however, but lack of inventory.  The depletion of homes for sale has tempered sales leaving only 4 homes in contract presently. Despite fewer listings, purchasing desire is strong, sales are brisk and competition is fierce.

On both Spectacle Lakes the inventory has been limited for many years. Owners, thrilled with their property, have kept their lake homes.  Plus nearly all the vacant land has been built upon. That's why there were only three sales with lake access.  Here is what has transpired:

79 Richards Rd                                             10/18/2021                  $948,800.

Custom designed Colonial offering private outdoor spaces and spacious interiors.  The great room features vaulted ceiling, wood burning fireplace, oak flooring, oversized windows and doors that open to a generous deck. The floor plan opens the kitchen to the dining room and the screened-in porch. There are three bedrooms and three full baths in over 3000 sq. ft.  The house is sited on a slight rise on the 5 acre lot that is privately wooded.

71 Richards Rd.                                            11/15/2021                  $1, 725,000

David and Debbie Bain teamed to list and sell this amazing 3900 sq. foot contemporary barn on 5 acres. A two-story foyer greets you as you walk in the front door to a spacious living room with cathedral ceilings and native stone fireplace. The 4 bedroom home has been well maintained since its construction in 2005 with all new Marvin windows and a new roof. Lovely gardens and outdoor spaces plus access to South Spectacle Lake amenities.

28 Kenmont Rd                                             8/27/2021                    $335,000

North Spectacle Lake opportunity for the intrepid glampers!  Rare 1937 summer cottage that sits on, over and in the water, hence the moniker "Lapping Waters".  Owned by the same family since the late 1800's, this 900 sq ft cottage includes two large docks with deep water access.  The main floor entails a simple open living, dining and kitchen concept while 2 bunk rooms and full bath are on the lake level. I both listed and sold this unique old school gem last summer.

201 Kenmont Rd                                           9/22/2021                    $737,500

This 60 acre parcel with long western views to the Catskills had significant investment in infrastructure and planning, including a driveway, underground utility conduits to the road, and blasting for a full foundation.

00 Gorham Rd                                              11/13/2021                  $395,000

Pristine untouched 70 acres of forest with small ponds, woodlands with evergreens, birch and oaks has over 900 ft of road frontage on Gorham Road.

Here is what has transpired at St. John's Peak:

The primary suite is on the first floor and includes a private sitting room with a gas fireplace.  Three guest bedrooms and two offices comprise the second level.

We hope you are well and keep strong spirits. We feel so fortunate to be here, continuing working and thriving in this very curious time. Thank you.

Bain Real Estate 2019 December Spectacle Lakes Market Report.

Dear Neighbor,

As we close out 2019 it is interesting to see how the year in Kent and area real estate unfolded. Sales, year over year proved consistent from 2018 to 2019 with 49 closings in 2018 and 51 sales this year.  But the real surprising statistic is the significant reduction in inventory.  Listing inventory is down 15%.  There are 39 homes available. What are the implications?   Market constriction will likely bolster values and are spotlighting land that has still yet to recover from the 2006 recession.

Nearly 60% of the sales in Kent this year have been under $400,000.  The $400,000-$1,000,000 range earned 30% of the market transactions while 10% or 5 sales transpired above the $1MM mark.

As noted above, the opportunity for land sales to rebound with the lack of house options and only 16 land offerings, this is a positive sign for those waiting on their land to regain the lost value. Though as we have learned this is a cautionary perspective as there were only 2 land transactions in the last year and a number of bank owned parcels are still available in the neighborhood.

The most impactful news in the neighborhood is of course the proposed cellular tower in the Spectacle Lake neighborhood.   There are two properties that are under lease by the company (Bald Hill and Richards Road) and pose considerable value impact to the area.  Either site, if state approval is granted, will feature a tower of between 125' and 175' in height thus being visible from not only the neighborhood but from far beyond.  While the merits of the safety and communications are important, these considerations clash with the rural beauty and preservation priorities of many Kent residents and Planning and Zoning's.

Here it is what has transpired in your neighborhood in the last 12 months.

Most of the activity occurred in the St. John's area of the neighborhood with a generous gifting of a 100 acre parcel to the Kent Land Trust.  My partner, Chris Garrity sold the Aroesty family this property that features views of the Catskills and the Yuza Mini brook.  While remote, this parcel connects nicely with other protected parcels.  Thank you Jeff and Kelly for your donation.

Of the 16 parcels of land in Kent that are for sale, 10 are in St. John's Peak neighborhood. There have been a few parcels that are now owned by the lender who took over non performing loans. The lot prices range from $44,900 to $395,000.

9 Old Paddock Lane

This newer 2500 sq. foot 3-bedroom, 2 and a half bathroom Colonial home is located on 14 acres at the end of the road. The wood shake and vertical shiplap with the roof a combination of metal and asphalt shingles makes this an interesting home. The open floor plan entails a large living/dining area with a native stone fireplace and an atrium door to the deck. An eat-in kitchen features shaker style cabinetry, farmhouse sink, and Viking range. The master has two walk-in closets and en suite bath. There is both an office and library with bookshelves and fireplace. A 2-car garage is attached plus storage barn. Much of the acreage remains woodland and a portion of the property abuts Wyantenock State Forest while the house is surrounded by open lawns and gardens. Closed in late 2018 this house sold for $570,000 with only 45 days on the market.

12 Old Homstead Lane

A privately sited 4 bedroom, 3.5 bath Colonial set on 6 acres.  There is a 1st floor bedroom en suite. This home is tastefully designed and well constructed. The open floor plan offers a modern touch to the traditional style.  Master bedroom features 2 walk-in closets & full bath. The separate 3-car garage offers ample storage. Immediately abuts Protected Lands. Initially listed in 2015 for $920,000, the house sold for $752,500 this past February.

  59 Kenico Road

An idyllic Orvis-type lakefront cottage steps from North Spectacle Lake. The living room and kitchen both center on the 1930's native stone fireplace with sliders opening to the deck and lake. Completely renovated in 2007 it has new bathrooms and country kitchen featuring central air conditioning and hardwood floors. There is an outdoor fireplace on the wrap-around deck overlooking the level lakefront with sandy bottom. Mountain laurel and large oak trees dot the 5.7 acre lakeside parcel which Chris Garrity sold this in 2006 for $1,330,000 and sold it again this past summer for $1,365,000.

30 Kenmont Road

Along the shores of the west end of North Spectacle Lake we have listed a seasonal cottage. Known as the "Big House" by the family who built it in the early 1900's it sits above the lake with views and steps to the dock and lakeside.  With just under 1000 sq. ft. the place has two bedrooms, 1 bathroom a fireplace and a screened porch.  It's a lovely getaway for $289,000.

38 Davis Road

An antique one room school house circa 1900 is a charming cottage featuring cathedral ceilings, framed-in bedroom, bathroom and staircase to a loft. Prior additions included a cupola on the roof and electric upgrade from 100A service to 200A. Requiring imagination and creativity this perfect small house offered potential. This home was sold in "as is" condition and has since been upgraded by the new owners who purchased the building for $50,000.

15 Bald Hill Road

This 1969 Split Level style home offering over 1,000 sq. ft. is up on 2.5 acres of land. Requiring considerable work, it has 3 bedrooms, 2 bathrooms, full basement for added storage and a 2 car garage.  Listed for over a year, this bank owned property sold for $94,400.

  9 South Road

Toni Soule & Chris Garrity sold this 3 bedroom, 2 bathroom raised ranch with a spacious living room and formal dining room.  Kitchen leads to a 14x24 deck overlooking 3 acres of manicured grounds. The lower level can be an in-law space or a family room. Built in 1987 this house has over 2300 sq. ft. with a separate laundry room, office a 2-car garage.  Closed for $265,000.

11 Upper Kent Hollow Road

An existing cottage sits on 7.12 acres of largely open land.  The cottage was gutted to prep for a renovation that never took place, an existing septic and well whose conditions are unknown. My agent Toni Soule sold this for $139,000 and new owners have already begun renovations.

40 Spectacle Ridge Road

This custom built and designed American Shingle Style is perfect for a site which enjoys spectacular panoramic views over Lake Waramaug and Kent Hollow framed by the large windows in most rooms. The living room features a fireplace and a library alcove. The well equipped kitchen with an eat-in area opens to the family room with a fireplace and access to a terrific screened-in porch. On the second level are 4 bedrooms. The master bedroom has a fireplace and a luxurious bath with soaking tub and oversized shower. Two bedrooms share a bath; another has a bath en suite. A room over the 3-car garage could be a 5th bedroom. Walk-out, finished lower level has gym and game room. Professionally landscaped gardens have natural stone walkways, and an infinity-edged pool offers a view. It was listed for $2,750,000 and closed for $2,450,000.

There are other offerings on the market and if interested call us, stop by the office or visit our website at   One can find not only the aforementioned listings and sales but also one can find this letter and all other Kent neighborhood letters archived on our site too. Bain Real Estate Spectacle Lakes 2018 October Market Report.

Have we reached equilibrium between buyers and seller after 10 years?  From the bottom of the market to today there has been a slow, arduous climb of local real estate values.  In the ensuing ten years values have improved with buyers returning to the market; returning however with a tempered desire to purchase. Sellers in turn reacted by lowering asking prices making it more appealing to the buyers. So, growth has ensued.

2006 was arguably the peak of the market prior to the Great Recession. Below is the data from 2006 showing an average sales price of $475,000 (rounded). The second box (Oct. 2017-Oct. 2018) shows an average sales price of $675,000 (rounded). For additional perspective, the average market value from October 2010 through 2011 which was the lowest point of the market was only $393,845 with only 32 sales.

One can see that the volume of sales of the last 12 months versus 2006 is awfully close. And both periods show that the Days on Market (DOM) are also nearly the same. Plus, there are only 46 homes on the market and 7 properties in contract.  There have also been a number of properties sold directly without market exposure that have not figured into this data.  All this makes a strong argument that the local real estate market has returned to a healthier level.

So, here are the details of what has transpired in the last 12 months in the neighborhood.

Starting at the top of the attached map, an 8.56 acre parcel of land that was purchased in 2004 when St. John's Peak was sold off in a mass sales event. This property was acquired for $159,900 with an original loan of $143, 910.  After wallowing on the market for 10 years the loan was foreclosed and the land at Old Paddock Lane sold for $57,750.

On Stonewall Lane David Bain has listed a 17 acre with a building site at 1300' high, the trees tower and the brook tumbles through this wooded parcel. The lot has been perked for a 4 bedroom home and elevations and driveway plans have been done for the house site on the high plateau north of the brook.

It is listed for $175,000.

Just up the road Toni Soule and I sold 12 Stonewall Lane last month. This fabulous western mountain styled home is sited on nearly 12 acres of woods and meadows. It is a 4-bedroom, 3.5 bath post and beam crafted from trees grown and felled in Montana. It is graciously appointed with creative touches and featuring 5 fireplaces.  The great room hosts a 30 foot stone faced fireplace.  . Top of the line kitchen, intricate flooring, tree house styled porch with fireplace, octagonal solarium, horse barn, additional car barn, riding ring and turnout. It was listed originally for $1,975,000, for over a year then reduced to $1,675,000 and sold for $1,550,000.

7 Gorham Road is an incredible site with special long views being offered for $195,000.  A curving rough drive has been cut to the view site. The Catskill Mountains are over the nearby hills. A portion of the lot is restricted from development.

Jumping over to North Spectacle Lake some additional healthy sales transpired such as 200 Kenmont Road.  This property is amazing and so in 2012 it came to the market for $7.9MM.  It came and went on the market for the next six years when it was listed last for $5,150,000 and sold for $4,400,000.  This Shingle Home is akin to the lake homes built more than a century ago. The house design offers over 6000 sq. ft. with generous rooms and spectacular lake views. The home encompasses a fabulous country kitchen, and 2-story great room with a fireplace and French doors accessing the expansive deck. The mahogany paneled library, rounded within the turret, has a fireplace and built-in shelving. The second level features 4 BR suites. The master includes sitting area, his/her dressing rooms and bath with soaking tub and steam shower. The finished lower level has a home theater and 2 guest suites that open to the rolling lawn. Above the 3-car garage is space that can be finished for a separate guest house or home office. The property, accessed via a gated driveway reaching the private 100+ acres parcel with 800' of south facing lakefront.

Directly to the west a lakefront cabin was purchased for $1,200,000. 164 A/B Kenmont is a combination of two parcels and a cabin on 1.87 acres of land.  The cabin has direct waterfront and shared the access way with a neighbor. This was a private sale.

Off the lake over at 25 Bald Hill Road a house on 1.5 acres sold for $320,000.  Sporting rustic charm with wood flooring and exposed beams this contemporary Barn Style home offers large public rooms - Kitchen with vaulted ceilings and exposed beams with fireplace, Large Living room with Fireplace and 4 bedrooms 3 .5 baths. The house is set in a very quiet location on which a large private deck offers seasonal views. There is a separate 2-car garage with brand new metal roof. The property was on the market for nearly 190 days and was originally listed at $395,000 or 16% off the first asking price?

Back on North Spectacle Lake we sold a contemporary with a lake side cabana and private dock.  18 Kenmont Road is nicely private on 16.5 acres with professionally landscaped grounds. Owning a generous 500' of lakefront with some of the deepest water on the lake, the custom Lindal Cedar is home sited to enjoy the gorgeous lake views from high above the lake. The 3000 sq. ft. post-and-beam construction had huge panoramic windows, soaring vaulted ceilings and an open floor plan, 2-story fireplace and 3 bedrooms.  The house has since been knocked down and is being replaced with a larger and more updated home.  It sold for $1,250,000 after 4 years, three real estate agencies and an initial asking price of $3,200,000.

445 Segar Mountain Road is a contemporary lake house that offers a large open floor plan with big windows to allow natural light in and views to be enjoyed. The vaulted ceilinged living room is anchored by a fieldstone fireplace and has French doors to large 36 foot deck .Master suite on upper level has an enviable master bath with lake views. There is a large family room on the lower level with small kitchen and a bedroom and full bath. There is also a 2 car attached garage. The path to the lake is planked and easy to access. Listed initially for $695,000 with a final list price of $595,000 it closed for $500,000 after two and a half years on the market.

Next door, 447 Segar Mountain Road sold as well.  This lakefront contemporary began its market journey in 2013 with another firm for a list price of $990,000. With 80+ feet on North Spectacle Lake, this house has 3742 square feet of living space.  There are 3 bedrooms and 3 full baths with a potential 4th bedroom and bath (already plumbed). An elevator was recently added to give easy access to the second floor. The living room has windows on 3 sides with a fieldstone fireplace in between. The kitchen is large (17'x 23') with ample storage, counter space and views of the lake. There is potential for a main floor bedroom with full bath. The second floor has 3 bedrooms, two full master baths (one with a deep soaking tub) and a separate office. There is also a large lake room on a walkout lower level and plumbing in for yet another bath, if needed.  When David Bain listed this property he offered it at $748,000 and closed in 84 days with a final sales price of $670,000.

Lastly, we sold 4 Kenico Road.  This 1,218 sq. ft. split level home has 3 bedrooms and 2 bathrooms. It was a bank owned home that had been neglected and in need of some TLC.  The buyers have since made considerable improvements with a new kitchen, carpeting and more.  There is a large family room, wood flooring and carpeting as well as an attached 2-car garage. I assisted the buyers with the purchase of this beautiful family home on 1.10 level acres. It sold in 14 days for $198,000 with a list price of $199,900.

To keep in touch with other happenings in this neighborhood or other areas in the NW Corner, keep in touch on our website,  This letter and the others we write are posted there as well.

Dear Neighbor,

Here is the annual real estate report detailing the real estate activity in the last 12 months in and around the Spectacle Lakes.

I know you've heard the wonderful news that the former Camp Francis has been secured and protected by the Kent Land Trust and named the East Kent Hamlet Nature Preserve. This is an amazing property with Beaman Pond, which is fed by both Spectacles, North and South, and is the headwaters of the Aspetuck River. I have personally led the trail planning committee cutting wonderful hiking loops on this 252-plus acre property. Go try them, there are not too strenuous.

The 30 sales transactions in Kent in the last 12 months is only slightly more than last year's tally of 27. We are seeing the path back to a more balanced market. There is a small pool of buyers who are serious and will buy if the right house and value coincide. There is still more property supply than buyer demand, but the number of offerings is being slowly chipped away.

Moreover, the national economy is systemically healthier, providing a more confident buyer pool. We are seeing a very strong upper end of the market fueled by capital that is seeking hard assets, like real estate, in which to invest. It is the main reason we are seeing cash deals for multi-million dollar estates during a time of historically low interest rates. Typically the upper end of the market is the trend setter in value recovery as that level of the market has more capital flexibility and critical evaluation processes.

In summation, incrementally our market values are getting healthier. One critical indicator is the number of days it takes to sell a house. 5-6 months is considered the standard of a "normal" market. The days it took to sell a house in the last 12 months was 148 down nearly a month from last year and two months from 2013.

Another benchmark of the market's health is the number of available listings. There are considerably fewer listings on the market today (45) than last year at this time (58). And there are 3 sales pending. Here is what has sold in the last 12 months.

Set atop one of the highest points in Kent is this spacious sun-filled house with 50 mile views. 32 Spectacle Ridge Road is listed for $3,200,000 and maintains privacy, lake access to South Spectacle and of course truly great views. Four private suites provide wonderful comfort while the open floor plan allows for family fun. The detail, quality and craftsmanship are paramount and a luxurious horizon line pool feels like swimming on top of the world. See the video at

We closed on 23 Davis Road this month. This cape style home with French provincial touches is bordered in stone walls on a 2 acre manicured parcel. There are 3 bedrooms in this 1850 sq. ft. home. The 2 bathrooms are tiled and employ Toto fixtures. A country kitchen features wood beamed ceiling, stone fireplace and zinc topped cabinetry. There is a second floor family room as well as an office, garage and barn. My partner Chris Garrity had this listed for $660,000 reduced to $625,000 and it sold for $593,895.

Gorham Road offers a 7.75 acre parcel that also offers peeks of the Catskills. The western sloping property is easy to build on as it has been cleared for both the house and the view. It is listed for $245,000.

Another incredible view unfolds from the top of 28 Mt. Mauwee Road. From this 8.581 acre parcel this lot can boast the highest building site in Kent. This level lot has a driveway in and utilities to the site. This lot was purchased for $529,900 first listed at $280,000 and today it is offered for $225,000!

We have Lot 22 on Old Homestead Road listed for $95,000. This 12 acre parcel has an impressive rock outcropping and mature trees. It was purchased for sale in 2004 for $179,000 and offers a wonderful opportunity now.

23 Stone Wall Lane is a private lot consisting of 17.32 acres of woods. The building site is level and is situated near the stream with its sizeable waterfall and deep pool. This lot is listed for $175,000.

There are more properties for sale in the neighborhood, so if you need assistance on any of them, please give us a call. We here at Bain Real Estate wish you all the best of 2015 and hope you will let us know if you need any help in the coming year. For current updates check our blog at

Dear Neighbor,

We at Bain wish you a Happy New Year hoping health and happiness continue for you throughout 2014.

Unsettling is an apt word for the 2013 real estate market where the insecurities of the world seemed so pervasive. Yet in reflection the year was extremely positive for us at Bain, the local real estate market and businesses alike. And as we head into the New Year, the momentum continues.

Nationally we are seeing the growth of values in many regions. The economy is starting to get legs and many segments of the economy reported stronger than average figures.

Our local real estate market is active, and getting healthier incrementally as well. Values are stronger. Selling time has dropped to 6 months (5-7 months indicates a normal market). A 14% growth in transactions was seen in Litchfield County in 2013 and 17% in dollar sales. We at Bain had another productive year with very strong sales (67% of the sales in your neighborhood in 2013). We appreciate your continued support and trust.

There are presently 37 homes and 19 parcels of land on the market in Kent which is considerably lower than the figure we had a year ago. Of the 4 land sales in Kent last year, two were in the neighborhood. There were 30 residential sales in the last twelve months, six sales over last year's pace.

Of note is that the average sales price increased by 25%, the sales price per square foot rose 12% and the time on market dropped by nearly two months. All of these data points reveal a market that is healing well. We are seeing these same trends in other towns in the area.

Yet, while buyer confidence grows the pool of prospects is still rather low. To keep the interest of the buyers, proper pricing is still critical. There are presently 2 properties in contract to sell in Kent. You've heard it before, a well priced house gets the buyer's attention, and it is still true. Let's see what sold!

Atop a 5 acre parcel with views over South Spectacle Lake 32 Iron Mountain Road has a sophisticated flare. This Contemporary Cape has 4 bedrooms, 3 bathrooms in over 2000 square feet of space. The house was built in 1993 and has cathedral ceiling in the living room, a large fireplace and wood flooring. There is a 3-season porch and finished basement all in excellent condition. Toni Soule of our firm assisted the purchasers that closed for $534,000. It had been listed for over 450 days with an original listing price of $675,000.

Just down the hill Toni also aided another family in their pursuit of a country home at Oak Ridge Road. This was a Custom Build sale where the buyers work with the builder to build a house on a 5 acre parcel. In this case the proposed house will be a 3500 sq. ft. home with 3 bedrooms and 3 bathrooms and plenty of quality details. The sales price was $747,135.

Another 5 acre parcel on Oak Ridge Road also sold as a Custom Build sale. The proposed house will be a 2200 sq. ft. home with 4 bedrooms and 2.5 bathrooms and a bonus room over the garage. The sales price was $599,950.

280 Segar Mountain Road is a contemporary home I have listed for sale. This three bedroom home with oak flooring, renovated kitchen, fireplace in the livingroom is a private retreat. Set atop a 3.697 acre wooded parcel the 2000 sq. ft. house is in excellent condition. Built in 1987 this home is listed for $395,000.

23 Davis Road is a cape style home with French provincial touches. Set on a gravel road bordered in stone walls this 2 acre parcel is well manicured. There are exceptional boxwood design formal gardens, and a large blue stone patio. There are 3 bedrooms in this 1850 sq. ft. home. The 2 bathrooms are tiled and employ Toto fixtures. The large country kitchen features wood beamed ceiling, stone fireplace and zinc topped kitchen. There is a second floor family room as well as an office, garage and barn. My partner Chris Garrity has this listed for $660,000 or lease at $3,200 per month.

Chris and I sold 45 Davis Road, a wonderful lakefront cabin on North Spectacle Lake. This is truly a throw back as this 500 sq. ft. cabin perches over the lake offering 2 bedrooms and a bathroom. I use that word loosely as there is a chemical toilet and water that is pumped from the lake. A perfect place to fix up and summer it was sold for $121,000 within the first few days of listing it.

Next door a private sale occurred at 53 Davis Road. These were two cabins built in the 1960's, not winterized, that sat out on a point at the edge of the lake. The waterfront was accessed from a long driveway through the 1.44 acre parcel. It sold for $650,000.

Speaking of the lake we have 59 Kenico Road for summer lease. Sitting on the north shore of North Spectacle, this 4 bedroom lake house receives incredible sun all day long with its east, southeast positioning. Sited on 6 private acres the house is in excellent shape with open rooms, 3 fireplaces (one outside), granite countertops, tile bathrooms all focused on the view of the lake. A large deck overhangs the lake. Boats available. It is listed for $30,000 for Memorial Day through Labor Day.

We have 61 acres on Kenmont Road listed for $699,000. From the high point of over 1370 feet one can see the Catskills to the west. There is an estate quality to this lot.

Gorham Road offers a 7.75 acre parcel that also offers peaks of the Catskills. The western sloping property is easy to build on as it has been cleared for both the house and the view. It is listed for $245,000.

Another incredible view unfolds from the top of 28 Mt. Mauwee Road. From this 8.581 acre parcel this lot can boast one of the highest building sites in Kent. This level lot has a driveway in and utilities to the site. This lot was purchased for $529,900 and is now listed at $280,000.

23 Stone Wall Lane is a private lot consisting of 17.32 acres of woods. The building site is level and is situated near the stream with its sizeable waterfall and deep pool. This lot is listed for $175,000.

Two parcels in the St. John's Peak neighborhood have sold. Both were bank owned and located on Weantinoge Lane. #10 was listed for $49,900 and sold for $40,000. This lot is a 4.38 acre parcel of woods. # 14 is a 5.83 acre parcel of woods at the end of the road. This parcel abuts open space; it was listed for $77,000 and sold for $75,500.

There are more than 12 properties for sale in the neighborhood, so if you need assistance on any of them, please give us a call. We here at Bain Real Estate wish you all the best of 2014 and hope you will let us know if you need any help in the coming year.

All the best,
