Bain Real Estate Sharon Village February 2020 Market Report.
February 2020 provides a proper perspective of how Sharon's real estate values unfolded in 2019. A slight uptick in sales occurred from 46 closings in 2018, to 49 sales in 2019. A more surprising statistic, however, is the 60% reduction in inventory over 5 years. Listing inventory is down to only 44 houses available in comparison to the nearly 75 listings in 2015. What are the implications? We think that this market constriction will likely bolster house values even further and make land that much more attractive, which has yet to recover from the 2008 recession, making the market all the more intriguing.
Nearly 50% of Sharon sales in 2019 were below $400K, including 4 condos. The $400K-$1MM range earned 35% of the market transactions while 14% (7 sales) transpired above the $1MM mark.
Those who've been waiting on land to regain values lost over the last 13 years may find encouragement in 2020. The lack of house listings and a limited number of land offerings (23 parcels) is a positive sign that the consumer may reconsider building as an option, though a cautionary perspective is advised as there were only 4 land transactions in Sharon this past year. The village has seen strong transition with a varied sales array from condos, multi-use, in-town homes to estates.

33 Amenia Union Rd. Sold- $2,675,000
Classic 5-bedroom 18th century federal home with a 3-bedroom guest house sits upon 8 acres of gardens and lawn. Completely renovated with authentic, old-world character, it has 4330 sq. ft. of spacious rooms. The original foyer in period details opens to the dining room, living room, and library; each offering a wood-burning fireplace. The kitchen includes a separate butler's pantry with wet bar. It has over 6000 sq. ft. of living space including 4 en-suite bedrooms and 5 bathrooms. The formal spaces are sizeable with 2 wings. The north wing has a large living room and south wing has a two story book-lined library. The large light-filled kitchen has a bank of French doors leading to the large patio and views of the pond. It was a bank owned property that sold quickly.

Not listed in the MLS, this 2 bedroom, 2 bathroom condo unit has over 1200 sq. ft of living space.

Another private sale-2 building commercial condominium- includes a 1088 sq. ft. restaurant and a separate 2 bedroom 1267 sq. ft. residence. Bain Real Estate Sharon Village 2018 Market Report.
The strengthening of real estate market has been increasing for two years as born out in the diminishing inventory of homes for sale. 2015 there were 70 houses available for sale in Sharon. 2016 averaged 47 residential homes, 2017 averaged 51 residential homes and presently we have the same amount, 51 homes for sale.
Equally strong are sales with 45 homes selling in the last 12 months just slightly below the 51 sales the year prior. The increased demand and a sell-off of an over supplied market of 75 listings a few years back is promising.
Even with fewer houses available there are still a number of distractions that foster a buyer's hesitation, whether it is unpredictable international or national events, the financial uncertainty of the State of Connecticut or the coming of age of younger buyers whose desires and goals vary considerably from the previous generation of buyers. There seems to be many uncertain issues.
The Millennial Buyer who wishes to purchase a home that is in tip top condition is one such issue. It's challenging to discern if the culprit is the HGTV or that today's 30-40 year old was not brought up to relate to fixing up houses is unanswered. Nevertheless a house that needs considerable work or is "tired" or not updated is more often passed over for one that is ready to move in or new. The better your house presents, the higher the value one will see.
Here is what has happened in the neighborhood since our last letter:
3 West Woods #1: 4 Bedrooms 4.5 Baths 4,046 Sq. ft.This truly elegant and historically significant house built in 1776 has been meticulously restored, maintaining its original detail and enhancing its value with all new windows, insulation, wiring, central a/c, fabulous kitchen with marble countertops, 2 refrigerators, 2 dishwashers, gas stove and pantry. The numbers are in and 2016 was clearly a pivotal year in real estate. Nationally real estate sales transactions were up 12% over 2015 figures. Litchfield County overall saw just over 8% increase. Locally we have seen a similar bump resulting in the volume of sale increase around 14%! In summation, real estate in Sharon is on a steady upswing as the market recognizes good values.
The positive economic confluence of lower unemployment, strong trends in the financial markets and tightening interest rates have bolstered consumer confidence. This confidence mixed with the reduction of available homes to buy has solidified real estate values and will predictably push value higher. This is already happening.
Last year's letter noted over 70 houses being available for sale in Sharon. Well, what a difference a year makes as presently there are 50 residential homes listed for sale. And there are 6 homes in contract to close.
Yes, in the last 12 months we have seen 55 sales in Sharon up from 47 in same period in 2015. We are happy to say that Bain Real Estate participated in over 25% of these transactions so thank you for your confidence.
Anecdotally, I recently closed on a house here in Sharon where there were two bidders. The first prospect reluctantly cancelled their contract as they could not get their loan so the second buyer ended up winning the sale. And for a bit higher, I might add.
The lesson here is that the market has become one where both buyer and seller on an equal footing. It is no longer just a buyer's market. Should there be a prolonged period of fewer listings than buyers, we could see that balance shifting to the seller.

This was originally listed for $1,348,000 with our agent Priscilla Pavel but has been dramatically reduced to $695,000.

19 Mudge Pond Road sold for $612,500 and is completely renovated 1750 Farmhouse. There are 3 bedrooms and 3 bathrooms in this transformed stylish antique. The interior features wide board flooring, rough hewn beamed ceilings, built-ins, new kitchen and baths. The spacious eat-in kitchen has a new kitchen with a porch off the back. There are 1.56 level acres and a barn.
The estate at 75 Low Road was a great renovation project. Close to town and yet surrounded estates, this 3200 sq. ft. 1860 colonial on 3 acres needed major renovations. The large glassed in entry porch, 3 fireplaces, 4 bedrooms, 2.5 baths are only some of the details. There is a detached barn, gorgeous trees, stone walls and potential western views. This sold amidst multiple bids with the $675,000 price exceeding the asking price by $100,000 and selling in 11 days. Renovations are currently in process.
56 Gay Street has a lovely 4 bedroom 2.5 bathroom Dutch Colonial style home on an equally pretty 3.90 acre plot. This early 1900's home feature a stained glass window, formal dining room, hardwood floors throughout. A fireplace trimmed in bookcases is set at one end of the large living room. There is a large 2 car barn and 2 garden sheds.
It sold for $370,000 after being on the market for nearly a year and listed at $445,000.

Three bedrooms, two baths, screened porch, fireplace in living room, wood floors throughout this 1760 sq. ft. colonial. The 1.29 acres of land sits over a brook. It was listed for $250,000 and sold for $175,000.

28 Sharon Station Road sold for $140,000. This 1900's home is nicely finished and well maintained. The 3 bedroom cottage has 1 bathroom and a spacious backyard on a brook. The town sports field is across the street, which includes soccer fields.
79 North Main Street - Understated tradition is featured in this circa 1790's Colonial. Beautiful views from this year round 1900's bungalow at 69 King Hill Road. With 942 sq. ft. this is for a tiny house lover. The 3 bedroom, 1 bathroom home needs work. It closed for $63,000 after being on the market for 183 days at $129,000.
133 Main Street, a 1927 side hall cottage is a gem on the Sharon Green. The house is trimmed in wood and complimentary flooring to match. There are 2 bedrooms and 2 baths, two fireplaces, a sun porch and studio all in 1744 sq. ft. The yard is gardened with winter views of the distant hills. David Almquist of my office assisted the seller who closed for $330,000.
Sharon Green Apartments- an investment property at 74, 76, 78 Upper Main Street sold for $410,000. There are three buildings and a separate garage included in this property that includes 12 apartment Units. Main building has 9 units that have been updated over time while the building dates to1850. There are 2 units in second building built in 1900 and one unit in third building approx. built 1940. Other building is 3 car garage.
Upgrades are required here but all units are occupied with a strong cash flow.
Another investment property sold at 147 Main Street. I sold this retail shop on Sharon Green that had most recently been an antique store but many know it as Walsh's Drug Store. It offers large open floor space with display alcove windows 9 foot ceilings, crown moldings, pine flooring, check-out counter and considerable wall display space. 2nd floor apartment provides supplemental income. It sold for $150,000 after being on the market for over two years.
19 West Main Street also sold. This former doctor's office has been separated into 4 different spaces with three commercial components on the main floor and a residential apartment on the second level. It required some cleaning and ground work but this building that sold for $330,000 is another nice addition to the commercial awakening in the historic center of town.
4 Upper Main Street Unit #3 sold for $165,100 in multiple bids where I assisted the buyer in this purchase. Freshly painted, the master bedroom has an en-suite bath and there is a second full bath off the hallway as is the second bedroom. There is a wood burning fireplace in the living room which has sliders to the screened porch. Separate dining room faces a lovely landscaped garden area. Private garage included.
4 Upper Main Street Unit #7 is an upper condominium unit offering light, quiet and a wooded view. Painted in neutral paint colors it is ready to occupy. Highland House at 111 Cornwall Bridge Road is sophisticated and in move-in condition. Originally built ca. 1920 it's been totally renovated and enlarged using top designer finishes and materials: Smallbone, Sub-Zero and Wolf in the kitchen, Waterworks bath fixtures and Farrow and Ball paints. This estate sold for $3,100,000.
11 Sharon Valley Road is an antique home that appeared to be structurally compromised. There is just less than one acre of land and it closed for $38,000.
21 Sharon Valley Road maintains an 1800's dwelling on 3.02 level acres. The house appears to be too far gone to save and should be demolished. The property was listed for $29,900 and sold with multiple bids for $62,500.
Sharon Valley Road is also where a 14.1 acre parcel of land sold directly for $124,800.
This parcel is a level lot that has a narrow access on Sharon Valley and opens up to a mix of field and woods abutting the New York State Line.
The carriage house on the beautiful Great Elm Estate sold for $505,000. 9 Great Elm Drive unit #1 maintains a spacious living room with cathedral ceiling, a fireplace and sliders out to a private deck. The dining room is open to the kitchen with granite counters and new appliances. The main level master bedroom offer convenience with en-suite bath and private patio. Two bedrooms and a bath are on the second floor. There is a one car garage as well as use of the estate grounds, heated pool, and tennis court.
69 South Main Street is a 1920 Colonial Revival where the 3 gently sloping acres of lawns and woods are reached by a long gravel driveway. The large living room offers an attractive fireplace and large screened-in porch are on one side, while a comfortable dining area and kitchen with wood stove are on the other. There are four bedrooms and two full bathrooms and 2 half baths in this 2300 sq. ft. home. It sold for $500,000 after 22 days on the market.
Lastly, 2 Benton Hill Road is a restored Circa 1830 Colonial with a combination of period details and modern living design. The kitchen is modern yet reused antique boards as the ceiling, French doors, painted wood floors, island for cooking or having breakfast, top of the line appliances. Antique features: wide floor boards, exposed beams, 3 fireplaces, vaulted ceilings in the family room, formal living room and formal dining rooms both with fireplace. The entire house has plaster walls. The studio sits on the 6 acre level lot with western views. It was listed for $975,000 and sold for $835,000.

Here is the annual real estate report detailing the real estate activity in the last 12 months in the Village of Sharon.
In the whole town home sales were ahead of pace with 45 homes selling in the last 12 months against 41 reported last year at this time. And by comparison there are 66 homes listed compared to 75 homes on the market in Sharon last year.

Additionally, the last 12 months has seen 9 land sales according to the CTMLS and the town records. It is especially nice to see the uptick in interest in land.
There were fewer foreclosures and there is an increase in buyer traffic. Stability has settled in as the local real estate market is getting healthier incrementally and maintaining a consistent pace of sales and listings. The average period that a house was on the market (ADOM) is 6 months which indicates a balanced market. While this news is all positive news, values in the state are still approximately 22% off the prices of 2006.
80 Amenia Union Road- Listed: $1,490,000- Reduced: $1,200,000 Sold: $1,200,000. This lovely 1820's 3300 sq. ft. home requiring renovation is sited on a 51 acre parcel of land overlooking a Nature Conservancy preservation. There are 5 bedrooms and 3 bathrooms and large open rooms with floor to ceiling windows. A large barn complex is also a feature here.
Benton Hill Road- Not Listed: Private sale- a 5.76 acre parcel of open field overlooking land owned by the Sharon Country Club. It was a sundrenched lot with northwestern views and recently sold for $300,000.
Heading north into the village 31 South Main Street sold again. Ten years ago this cape on .52 acres closed for $490,000. The 1950's home contains over 1400 sq. ft. of living space complete with 2 bedrooms and 2 bathrooms. It sold again in 2013 for $442,500 (10% loss) and just sold once again in 2014 with improvements for $470,000 (5% gain). This home's sale history is a good view of the market cycle!
I assisted the purchasers of 17 Great Elm Road in their acquisition of this incredibly beautiful home. It is sited on 3.13 acres of open lawn and gardens in nice proximity to the association pool. With over 6000 sq. ft. this house offered wonderful value at a $730,000. A large portion of this former Buckley estate is a grand second floor ballroom/library. With paneling and high ceilings the space is a perfect place for family gatherings. With 6 bedrooms and 6 and a half bathrooms in this 1940's home, this purchase was a great opportunity.
A private commercial sale of 16 Amenia Road , the home of Sharon Auto Body, had over 1700 sq. ft. of office space and a 6 bay shop. It is great to see a healthy business continuing to thrive in town. The Sharon Land Records show a sale of $635,000.
Just down Amenia Road , #64 sold after 179 days on the market. The 1850's colonial is in very good condition and has just .83 acres of land. The 2200 sq. ft. home offers 3 bedrooms and 2.5 bathrooms. It closed for $345,000, a 12.5% off asking price of $395,000.
Up on the Green 49 Main Street closed. Its list price: $565,000 but its sale price was $325,000. This Main Street beauty was on the market for over 500 days before it found a buyer to appreciate this 1803 home with gracious rooms, fine antique detailing and numerous fireplaces. The house requires considerable attention to update it, but is well worth it. There are 4 bedrooms and 2 and a half bathrooms in this 2500 sq. ft. Saltbox style home. A lovely terrace and backyard are included on the .53 acre in town parcel.
A condominium sold at 4 Upper Main Street, #6. Listed for $210,000 this 2 bedroom, 2 bathroom unit is in very good condition. It has over a thousand square feet of living space. It closed for $190,000 in October.
I helped the purchaser of 74 Still Meadow Road who was attracted by the large, deep pond and privacy the 5 acre parcel affords. The house was built in 1960 with 3 bedrooms, 2 baths, cathedral ceiling living room with a fireplace and a spacious family room with sliders to the lawn and pond. Views across the water can be seen from almost everywhere in the house. The property sold for $415,000.
The small commercial building at 5 Calkinstown Road has sold and plans are in the works for a wonderful change. The existing structure is a 1564 sq. ft. commercial building with two units that have seen numerous tenants in and out for years. While the lines of the cottage like structure are nice, the practical use of the building for today's commercial needs and codes is lacking. The property closed for $163,000.
Another commercial property transferred at 110 North Main Street. The property was purchased late in 2013 and then two buildings on the property were demolished revealing a pretty view to the north. Three buildings were left (two storage facilities as well as the former Dance Studio) and so it will be exciting to see renovations to this highly visible commercial spot that sold for $250,000.
A lovely 1907 home at 59 Hilltop Road sold for $1,000,000 after being on the market for 149 days. Listed for $1,685,000 then reduced $200,000, this 4700 sq. ft. beauty has 5 bedrooms and 4 and a half bathrooms. The elegant detailing throughout the home such as beamed ceilings and grand spaces like a drawing room, a kitchen with a formal butler's pantry and 2 master suites made this special.
On the Green 149 Main Street the former General Store sold for $105,000. Listed for $145,000 this iconic pillared building requires considerable renovation. The old store had no heat, no plumbing and was a throw back to days when life was not as comfortable. Ensuing renovation to today's standards will breathe new life back into this classic building and it will once again shine on the Green!
Two doors south at 141 Main Street is a 1800's colonial that also sold in the last twelve months. The 4482 sq. ft. antique has been wonderfully renovated with central AC, new kitchen and offers both living quarters and commercial space. Set on .92 acres of land there is plenty of parking in the rear. The home has 5 bedrooms and 4.5 bathrooms with polished old floor boards, patina hued paneling and stairs all in 200 year old wood. It sold for $545,000.
Down towards the hospital I sold off two of my buildings at 29 and 31 West Main Street. Now part of a commercial condominium, my wife and I were happy to help keep a restaurant stay here in Sharon! The commercial building (Pig's Fly) is over 1000 sq. ft. and he now has beer and wine. The back building is a 2 bedroom, one level residential home. The two buildings sold together while I have retained my lovely Victorian office. The sale was transferred at $285,000.
13 Hospital Hill was an office building owned by Essent Health Care who sold the 1,938 sq. ft. commercial building privately for $125,000.
20 King Hill Road was listed for $169,000 and sold 250 days later for $150,000. The cape style home offers lovely views across the Sharon Valley but requires considerable attention. The 1950's home has 4 bedrooms, 2 bathrooms a large sunroom and a living room with a fireplace.
The renovation theme continues. Simply there is a large stock of aged housing that requires updating, renovation and modification to today's standards aesthetic and building safety and health codes.
That applied at 21 Mudge Pond Road where a lake cottage that was built in 1935 sold for $123,000. It has 1400 sq. ft. of living space with 3 bedrooms and 2 bathrooms. The house was purchased and renovated-new kitchen and bathrooms. It is now back on the market for sale for $309,000.
Over 5 acres of land sold at 14 Sharon Station Road for $135,000. The parcel had a driveway installed to a building site and pretty views.
At 123 King Hill Rd a 2200 sq. ft. home sold for $200,000. This was a private sale. It is a 4 bedroom 2.5 bathroom two-story colonial home on .79 acres of land with a nice brook.
We sold 120 Sharon Valley Road another 1970's colonial on .71 acre. It has a front porch, 1440 sq. ft. and 4 bedrooms. This was a bank owned property that requires renovation. It was listed for 3 months for $139,000 and closed for $119,975.
We also sold 209 Amenia Road a 1350 sq. ft. home with two bedrooms and two baths. The one level home is set well back from the main road and maintains a large kitchen and master suite. Listed at $199,000 it closed for $195,000.
The most talked about sale was the Colgate Mansion at 138 Amenia Road. What is more impressive than the selling price of $6,137,500 is that another iconic Sharon property is to be revitalized. It is a testament that people still desire to live in our town and that the properties are worthy of reinventing, redoing and regenerating for centuries to come. This Mansion erected in 1903, the Colgate Mansion is one of the most beautiful authentic estates in New England, 50 acres, all original details, stone/stucco exterior, carriage trails, level pasture, stone walls. One of the only examples of Greek revival architecture in Sharon is 32 North Main Street listed for $268,000. I have this single family home which is in move-in condition. The main level has a dining room, living room with fireplace and built in bookcases and a renovated kitchen. 56 Gay Street is a perfect in-town beauty that Toni Soule has listed. The house is in tip-top condition and while spacious the 4 bedrooms and 2.5 bathrooms are not overwhelmingly large. There is also a two story barn that was used by the former artist/documentary filmmakers as a studio/storage. It is listed at $475,000.
