Dear Neighbor,

In the spirit of getting back to normal, our neighborhood letters are out again with hopes of keeping you informed on local sales, offerings, trends and the Bain perspective.

The pandemic unleashed a flight to Cornwall from NYC, swelling our schools, absorbing our housing inventory and pushing our values to levels not seen in a long time, if ever. 

All of this has some buyers and many more sellers on the sidelines waiting.  Waiting for what is the question.  The idea that the market will be flush with listings soon is not realistic. It is a seller's market.  But the current uncertainty in the economic market and the higher mortgage rates has created some caution on the buyers' side. We predict the market will be stable with the forces balancing out. 

In the whole of Cornwall there were 26 property sales in the last 12 months, 8 of those were land sales and 6 were over $1 million! Currently there are only 15 properties av...

The market is healthy and vibrant, depending on how your house is priced! Yes, sales are up from 10 years ago in the midst of the Great Recession when we saw only 20 sales.  There were 49 sales that have transpired in the last 12 months. The average day on market is also lower than those trying to sell in 2009. That said, the average buyer's motivation to purchase is mercurial. Why? Take your pick-the economy, millennial attitudes, or an older housing stock? It matters little. What matters is pricing your house properly to find a buyer.

We know spring has really arrived when we are getting more calls to show our listings! We welcome the warmer temperatures and the return of green and the increased activity!  This past year we had 16 sales in Cornwall, 4 of which were in Cornwall Bridge.  Currently there are 38 houses for sale in Cornwall, 5 of which have accepted offers with closings soon and one of those is in Cornwall Bridge.

Dear Neighbor.

Too much snow and especially too much of it in the spring!  And by the time you read this it will be in the 70's!!   But this crazy weather hasn't slowed down the real estate buzz in Cornwall Bridge. There have been lots of showings and sales in your neighborhood. We do not yet equal last year's 12 sales, but we have 7 homes sold, 2 more under contract plus new listings in the area.

We ended last year's letter describing the distinctive dual geodesic dome house at 197 Kent Road listed by Marilyn DeVos of our Kent office at $230,000. It was reduced to $199,000 and sold by David Bain at $175,000....

Dear Neighbor:

Spring has finally arrived with warmer and longer days, green fields and tulips popping up. The Cornwall Country Market has an expanded kitchen to serve even more delicious offerings. James Idella and staff welcome all in a most friendly manner. We are fortunate to have a well stocked hardware store with a specialized paint center. Sportsmen flock to Harold MacMillan's sports shop and we all enjoy wine tasting at Richard Bramley's Cornwall Bridge Liquor Store. In Cornwall Bridge we have it all, from art (to be bought and framed) and Steven Speduto rugs to line our floors to the National Iron Bank that keeps us all in cash.
