Bain Real Estate Waramaug July 2019 Market Report.

Things around the lake seem to be slowing down!  Last year there were 14 sales with 3 of them passing the $4M mark.  The year before that saw 18 sales.  This past year had just 10 sales, one topped out at $5,100,000 and three more were below $1,401,000.  Perhaps we need the breathing space.  Looking ahead, there are 13 for sale, 3 asking $3.9M or more and another 6 looking for $1-3M.  That market bears watching.  Call us for details.

 

Here's what happened:

 

Following the map, right at the beginning of North Shore Road, 100.7 acres of pasture and hillside transferred directly for $5,100,000.

35 Mountain Lake Road is a 1526 square foot contemporary with 2 bedrooms and 1.5 baths set on 1.91 acres.  Originally built in 1985, it was recently totally renovated in 2008 with a metal roof and central air.  It sold for $500,000.

 

  

35 Sheehan Road is a 2302 square foot 4 bedroom 2.5 bath contemporary that was totally and tastefully renovated on 3.31 acres with a narrow view of the lake.  It sold for $700,000.

 

32 Sheehan Road, just across the street, is a 3723 square foot contemporary with 4 bedrooms, 3.5 baths, a pool and a good view over the lake all set of 3.06 acres.  It sold for $1,150,000.

 

64 Hopkins Road was a 16.7 acre parcel of land that sold for $499,000.  It now has a beautiful 5,000 square foot 3 bedroom 4 bath home with pool. List price was $1,775,000. It closed on July 2, 2019 for $1,575,000.

 

 

383 Lake Road is a 3003 square foot saltbox with a large addition with 3 bedrooms and 4 baths built at the end of a 1800 foot private road with 30 acres of woods and a tumbling brook.  Originally listed for $1,350,000, it finally sold 2 years later for $723,000.

  

Moving down into Washington…

 

166 East Shore Road, is a 2240 square foot lake cottage with 4 bedrooms and  2 baths built on 1.7 acres with a great deck and patio picnic area right on the lake.  It sold for $962,500.

  

162 East Shore is a wooded, steep parcel that went to Steep Rock for $136,000. This was a private sale.

 

27 West Shore Road is a 1763 square foot cottage with 3 bedrooms and 2 baths on .4 of an acre but with a guest house and boat house and floating dock.   It sold for $1,250,000 as soon as it was listed!

 

15 Tinker Hill Road is just a bit down the road, although the 1369 square foot contemporary ranch sits high above the lake giving it both views and privacy, this 2 bedroom home also has waterfront with a floating dock.  It sold quickly for $1,400,000.

Another busy year. This past year saw the almost as much activity as last year which had 18 sales.  This past year we had 14 with 3 sales over the $4M mark! For comparison, 2006-2008 (the good years before the crash) each year saw 14 sales. 2009 dropped to 6, 2010 had 9, 2011 had 10, 2012 only 5, 2013 had 8 and while 2014 came back to 14.  The lake and its environs continue strong and, thanks to the Task Force, the quality of the lake water continues to get cleaner and clearer!

Here are the specifics: Starting up on the top side of Curtiss Road, here's what's sold in the last year on and around the lake:

At the corner of Curtiss Road and Mountain Lake Road an 8.5 acre building lot was split off from a larger 32 acre holding. It had a driveway up to a clearing with lake views.  It was listed for $375,000 and sold in January for $325,000 after 633 days on the market.

45 Curtiss Road is a 1855 square foot country home with 3 bedrooms and 2.5 baths originally built in 1910. It was the original Curtiss Hill Farm house and once owned most of the land around it but now has just 1.4 acres.  It sold in September after 164 day on the market for $315,000 just under its list price of $329,000.

95 Curtiss Road is a 2636 square foot 5 bedroom 4.5 bath 5 bedroom 4.5 bath stone (New Preston pink-granite) cape built in 1941 on 26.9 acres with incredible views out over the lake.  It was listed for $2,500,000 and sold quickly for $2,050,000 in August.

 

35 Sheehan Road is a 2302 square foot contemporary with 3 bedroom and 2.5 baths built on 3.31 acres in 1984.  The house needs lots of updating.  It was listed for $249,900 and sold at that price in just a few days.  A local builder saw the potential and has recently been totally refurbished and is about to come back on the market. 

A 2.24 acre building lot on west side of Hopkins Road just off Curtis Road and before the vineyard was listen for $199,000 and sold with multiple buyers in 38 days for $230,000!   Great site, lucky buyer!

14 Strawberry Ridge Road is a totally remodeled 5153 square foot contemporary with 4 bedrooms, 4 full baths and 2 half baths finished with care and luxury and many extras on a 2 acre site with great views of Waramaug as well as part ownership of a 2 acre grassy lot right on the lake.  This was listed for $3,250,000 and sold for $3,000,000 in 26 days!

Lake Road is a 59 acre parcel that once was a 7 lot subdivision listed for $1.6M with a paved drive deep into the property.  It also has access from Lakeview Drive off of Tanner Hill.  It was sold as a single parcel in December of last year for $475,000, down from its most recent list of $650,000.

Moving to the Washington side –

297-8 West Shore Road is a 2502 square foot one level lakefront home with 3 bedrooms and 2.5 baths built in 1925 on .76 acres with an additional .33 acre across the street.  There has been major updating done in 2013.  It sold in May of last year for $4,500,000.

248 West Shore Road is another direct waterfront home on .80 of an acre with 300' of waterfront. It has been totally renovated with 4 bedrooms and 4.5 baths spread out in 3355 square feet.  It was listed for $4,950,000 and sold in November for $4,138,000.

199 West Shore Road, contemporary with some of the finest finishes.  It comes with its own boathouse with living space above and 125' of lakefront.  It was listed for $4,500,000 and sold 424 days later for $4,500,000!

141 West Shore Road and 23 Loomarwick Road is a 2269 square foot American Shingle home directly on the lake with 3 bedrooms, 2 full baths and 2 half baths built on 1 acre and recently renovated in 2010 and 2011. It was sold in May of last year for $2,000,000, down from its list price 6 months earlier of $2,275,000.

 

199 Tinker Hill is a 2264 square foot rambling contemporary with 4 bedrooms and 3.5 baths that sits on 5.62 acres high above the lake at the end of West Tinker Hill.  Recently renovated with a 4 car garage, a small barn and some level land for gardens or kids.  Originally listed for $875.000, it sold in 2 months for $865,000.

1 Anna Jay is a1447 square foot 1925 cape built on.66 of an acre in 1925 with 4 bedrooms and 2    baths.  The house had been updated in 2014.  It sold for $400,000 in November down from its list price of $495,000 in September of 2016.

68 East Shore is a 1364 square foot 3 bedroom 2 bath home built in 1900 on .18 of an acre.  It had great gardens and good lake views right across from the Washington Town Beach.    It sold in November for $385,000 at its list price in just 52 days.

Dear Neighbor,

It's been busy. This past year saw the most activity around the lake since we started these letters in 2006. This year (March to March) there have been 18 sales! For comparison, 2006-2008 (the good years before the crash) each year saw 14 sales. 2009 dropped to 6, 2010 had 9, 2011 had 10, 2012 only 5, 2013 had 8 and while 2014 came back to 14. This is as impressive as it is healthy.

Here are the specifics: Starting up on the top side of Curtiss Road, here's what's sold in the last year on and around the lake:

144 Curtiss Road is a 2034 square foot 3 bedroom 3 bath contemporary colonial originally built in 1908 and with a recent addition with 3 new bedrooms and 3 baths (there were 3 more bedrooms and a bath in the older home) and a couple of offices on 3.4 acres. There is also a new pool. It's all set well back from the very quiet road and offers nice privacy. It sold in December for $850,000 after over a year on the market and down from its list price of $1,200,000.

Tanner Hill is a 2.98 acre parcel of land at the top of Tanner Hill just east and short of the great view over Lake Waramaug. It sold last April for $250,000, down from its list price of $295,000

44 Strawberry Ridge Road is a 2213 square foot contemporary built in 1971 on 2.45 acres with 3 bedrooms and 2.5 baths. It sold in November for $525,000, down from its list price of $549,000

22 Strawberry Ridge Road is a 2059 square foot contemporary built in 1968 on 2.4 acres. It has 4 bedrooms and 3 baths. It was in excellent condition, great landscaping and a beautiful view of the lake. Originally listed for $895,000 in February of 2013, it sold this past May for $790,000. Having found another house closer to the Washington Green the owner has put it back on the market for $790,000.

26 Hopkins Road is a 1652 square foot architect designed contemporary built in 1966 on 4.69 acres with 3 bedrooms, 3.5 baths and a spectacular lake view. Originally listed for $1,750,000 in July of 2014, it sold last October for $1,100,000.

7 Hopkins Road is a charming lake cottage of 2420 sq ft with 4 bedrooms and 3.5 baths originally built in 1920 on 1 acre. The seller had been there for 54 years and, yes, it needed some updating but it's a great location. The home listed in June for $725,000 and sold in September for $600,000.

369 Lake Road is a 1500 sq. ft. barn style home originally built around 1905 on 3.27 acres with direct waterfront across Route 45. This was originally listed for $2,850,000 in May 2009 then dropped to $2,095,000 in July of 2010. It sold finally and realistically in September of 2014 for $807,500.

8 North Shore Road is a 3000 sq. ft. bungalow with just 2 bedrooms and 2.5 baths built in 2000 on 2.05 acres directly on the lake with a guest house, caretaker's house and boat house. It was listed for $8,000,000 in September and sold for $6,100,000 in October!

36 Arrow Point Road is a 3652 square foot contemporary with 4 bedrooms, 3 full and 1 half baths built in 2004 on 1 acre of direct waterfront. It was listed in October for $3,750,000 and sold in December for $3,750,000.

248 West Shore is a 3355 square foot colonial cottage with 4 bedrooms and 3.5 baths built in 1910 on .8 acres of direct waterfront. There are very few direct waterfront properties on the lake. It was listed in November for $3,795,000 and closed in December for $3,700,000.

233 West Shore, formerly The Birches Inn, but now a residence has the main house of 2754 square feet with 4 bedrooms and 3.5 baths, a guest house, a lake front cottage and a pool on 2.47 acres. Significant work has been done on the house, but the sales history is interesting. In December of 1992 it sold for $370,000. A year later it sold for $742,500. In September of 2006 it sold for $2,700,000 and this last time in December of 2014 it sold for $6,750,000, down from its list price of $8,995,000. This is the highest price paid for property on the lake.

199 West Shore is a 1700 square foot 4 bedroom 2.5 bath cape with a great boathouse directly on the lake. The house needed considerable updating and sat on .91 acres. It was first listed for $2,225,000 in April of 2013, relisted for $1,695,000, dropped again to $1,495,000 and finally closed in July 2014 for $1,150,000.

Up behind the last sale at 8 Perkins Road I listed a 1.17 acre building lot with a winter view of the lake. After it was determined that it was a town approved building lot, it sold for its list price of $150,000.

179 West Shore is a 2856 square foot colonial built in 1988 with 2 bedrooms and 2.5 baths on 1.07 acres. It was first listed for $1,500,000 and went through 3 reductions to $995,000 in July of 2014. It sold in September for $850,000.

90 Tinker Hill is a 4648 sq ft Georgian Colonial with 4 bedrooms and 3 full and 2 half baths built in 2000 on 3.3 acres. Not only does it have great lake views it also has lake access and its own dock. It sold this past October for $1,595,600.

69 West Shore Road is a 1060 sq ft cottage with 2 bedrooms and 1.5 baths built in 1939 on 1.14 acres. There is a 3 car garage, lots of parking space, and great waterfront on the other side of West Shore Road. It was listed in March of 2014 for $795,000 and closed in August for $695,000.

30 Tinker Hill a 1828 square foot contemporary with 4 bedrooms and 3 baths built in 2002 on .52 acre. It has extensive terraces, beautiful gardens and a dock on the lake. It was first listed in July 2012 for $1,575,000. It had two price drops to $1,395,000 and closed in October for $1,030,000.

 

25 West Shore Road is a 1900 square foot cape with 4 bedrooms and 3 baths built in 1919 on .25 acre. It has lakefront and was sold with 17 Tinker Hill Road. Listed last year in March for $379,000 it sold for $355,000 in June.

This is our 11th annual letter telling you what's happened around the lake. We hope you have found them interesting and helpful. If you would like to review the history of the past letters and maps they are on our web site under "Neighborhood Stats."

This past year there was a lot of positive activity around the lake. There were 10 house sales averaging $2,181,000 as compared to last year's average of $1,836,000 and the previous year's average of $1,544,000. Things are definitely looking up on the lake!!

Starting on the west side, here's what's sold in the last year on the lake:

74 Lake Waramaug Road in Kent is a 2381 square foot 3 bedroom 3 bath contemporary colonial built in 1993 on 6.54 acres. Set far back from the road, it also has a pool and almost 900' of waterfront across the road. It was first listed for $2,495,000 in 2012 and sold in July for $1,775,000, down from its last list price of $2,100,000.  
35 Arrowpoint is a 2318 square foot contemporary with 3 bedrooms and 2 baths built in 1993 on 1.16 acres with direct waterfront. It came on the market in April of 2012 for $1,995,000 and finally sold this September for $1,375,000, at its last list price of $1,375,000.  
41 Arrowpoint is a 6200 square foot colonial built in 1997 on 2 acres with 4 bedrooms and 4 baths. It is arguably one of the best houses on the lake with a long lake front, fabulous long lake views, gardens, terraces and gorgeous dock. It sold in 67 days last August for $5,600,000, down from its list price of $6,760,000.  

117 North Shore Road is a 2142 square foot colonial built in 1960 on 1.28 acres. It has 4 bedrooms and 2 baths and 170' of lake front across the road. Originally listed for $2,400,000 in May of 2008, Eve Iselin of my Kent office sold it this past September for $1,485,000, down from its last list price of $1,595,000.

 
   
35 Bliss Road is a 4092 square foot architect designed barn style home built in 1977 on 15.11 acres with 4 bedrooms, 6.5 baths and pool with spectacular lake views. Originally listed for $4,200,000 in September of 2008, it sold last October for $3,200,000, down from its last list price of $3,500,000.  
   
365 Lake Road is a 2117 square foot cottage with 4 bedrooms and 2 baths originally built in 1905 on 3.08 acres, some of which is across Rt. 45 and mostly wet but with direct lake front. The home was first listed in December of 2011 for $1,395,000 it sold in July for $800,000, down from its last list price of $1,285,000.  
387 Lake Road, known as The Boulders Inn, is a 16,171 sq. ft. Inn with 20 bedrooms and 20 baths built on 5.8 acres. It included a number of out buildings and 500' of lake front and abutted land trust holdings. It was first listed in May of 2012 for $6,000,000 and sold for $4,000,000 in November.  

19 Tinker Hill Road is a 2.34 acre building lot with a view of the lake and a 10' easement to the water that was originally listed for $249,900 in January of 2012, dropped to $169,000 in August and sold for $105,000 in September.  

27 West Shore Road is a 2000 sq. ft. cottage with 3 bedrooms and 3 baths built on .4 of an acre. It had a guest house, concrete dock and good parking. It was first listed in September of 2011 for $850,000 and sold for $520,000 in September, down from its last list price of $575,000.  
44 West Shore Road is just a dock on .01 acres that gives lake access. It was listed for $50,000 in April and sold immediately  
139 West Shore Road is a 2281 sq. ft. colonial with 3 bedrooms and 3 baths built on .78 of an acre with a sweeping lawn down to the road and a boat house and dock on the other side of the road. It was listed in April of 2013 for $2,100,000 and sold in June for $2,530,000!
 
255 West Shore Road is a 1344 sq. ft. cape with 4 bedrooms and 1 bath built on .89 of an acre with a dock on the other side of the road. It was listed in June of 2013 for $650,000 and closed in September for $525,000.
