The strengthening of real estate market has been increasing for two years as born in the diminishing inventory of homes for sale.  In 2015 there were 70 houses available for sale in Sharon. 2016 averaged 47 residential homes listed and 2017 averaged 51 residential homes. Today we have 52 residential homes available in this spring market. 

Equally brisk are sales.  45 homes sold in the last 12 months just slightly below the 51 sales the year prior.  The increased demand and a sell-off of an over supplied market of 75 listings a few years back is critical to solidify values. 

Even with fewer houses available there are still a number of distractions that foster a buyer's hesitation when considering a purchase. Whether it is unpredictable international or national events, the financial uncertainty of the State of Connecticut or the coming of age of younger buyers whose desires and goals vary considerably from the previous generation of buyers, there seems to be many uncertain issues.

The Millennial Buyer who wishes to purchase a home that is in tip top condition is one such issue.  It's challenging to discern if the culprit is the HGTV influence or the fact that today's 30-40 year old was not brought up to relate to fixing up houses. Nevertheless a house that needs considerable work or is "tired" or not updated is often passed over for one that is ready to move in or new.  The better your house presents, the higher the value you will see and the sooner it attracts a buyer. 

 

Here is what has happened in the neighborhood since our last letter:

 

7 Jackson Hill Road – Sold

List-$1,150,000/ Sold $950,000   Days on Market 310

This gracious 1810 Colonial has been tastefully restored to bring it back to its former glory. There is a new gourmet kitchen, 4.5 new baths, new insulation, new heating, plumbing, wiring, and roof.  There is a brand new in ground gunite pool. The rooms are large and full of original details of moldings and paneling. There are 5 fireplaces, a butler's pantry, a great mud room, 4 large bedrooms plus a 2 bedroom guest wing. A spacious screened porch completes the package.

It used to be an old Mill site then a town reservoir before the 1955 flood took part of the dam away. The stone spillway is still in place creating a wonderful waterfall. There are 250 acres of protected land that surround these precious and protected 4.55 acres. My partner David Bain has this property listed.

125 East Street – Sold

While the house offers hard wood floors and easy one level living, it is the setting that is amazing.  Situated on the high part of East Street this house overlooks its own field as it was once a part of a 380 acre farm back in the 60's. It now sits on 4 acres with surrounded by farm fields, land trust and beautiful stone walls. Although, town has it listed as 2-bedroom the septic is already in place for 3 bedrooms! Sun filled kitchen, hardwood floors and fireplace with wood stove insert. Lower level has walk out so could easily be renovated for family room or recreation room. Toni Soule of my office listed this house with a reasonable pricing that she garnered two offers in the first week.

Upper Ridge Road – Land-Sold

This open parcel of land had been on and off the market for a number of years before coming back on at the same price-$150,000.  This time-under different market conditions this 5 acre parcel with nice views to the east sold.  Set well off a private gravel road this is easy to build on.

21 Upper Ridge Road – Sold

Bain Real Estate Sharon Village 2018 Market Report.

The kitchen was professionally designed and both bathrooms renovated with lovely appointing.  There is a large formal dining room and spacious living room with fireplace and built-in shelving. There is also a screened porch with a view across a lovely parcel of land. Sold $340,000 

125 Cornwall Bridge Road: 3 Bedrooms 3 Baths 3,113 Sq. ft.Lovely 1910 home elevated off the road with pretty views.  The house maintains wood flooring, open rooms with wood flooring throughout. There is a formal living room and dining room, separate screened/glassed porch and an eat-in kitchen. Needing some updating the house also offers a 2500 sq. ft. studio with a 1 bedroom, 1 bath apartment.  This property sold privately.  Sold $1,100,000.

While some TLC may be required, the house appears to be in good condition and an opportunity as it was bank owned. Sold $625,000

Bain Real Estate Cornwall Bridge 2018 Market Report.

Dear Neighbor.

Too much snow and especially too much of it in the spring!  And by the time you read this it will be in the 70's!!   But this crazy weather hasn't slowed down the real estate buzz in Cornwall Bridge. There have been lots of showings and sales in your neighborhood. We do not yet equal last year's 12 sales, but we have 7 homes sold, 2 more under contract plus new listings in the area.

We ended last year's letter describing the distinctive dual geodesic dome house at 197 Kent Road listed by Marilyn DeVos of our Kent office at $230,000. It was reduced to $199,000 and sold by David Bain at $175,000. Extensive renovations have followed including a spacious wraparound deck.

259 Kent Road was a foreclosure listed by the Bank of NY Mellon at $94,900. This 4 bedroom raised ranch with 2 full baths was sold by Dave Hurlburt of our Cornwall office to a client who intends to offer it as a rental. Yes, the property did need some work and updating but it offers over 2000 square feet of living space, under house parking garage for one car and a large driveway for additional off street parking.

141 Kent Road is a pretty yellow farmhouse which sits in the triangle between Routes 7 and 45 featuring hardwood floors; new carpeting in bedrooms, freshly painted with 4 bedrooms, 2 full baths, built-ins on 1.91 acres was listed at $199,000, reduced to $179,000 and sold by Dave Hurlburt who represented both the seller and buyer at $179,000.

116 Kent Road was a private land sale of 16 acres to an abutting neighbor for $210,000. This land has frontage on the Housatonic River and was once under consideration by the town for development of both market value and affordable housing. Sold for $210,000.

31 Warren Hill Road is a 6 room Contemporary on almost 14 acres of wooded hillside with Gunn Brook running the full length of the property. 3 bedrooms, 3 full baths and a large open Trex deck.   A detached 2 car pole barn/garage and garden shed complete the building amenities. It had been listed at $305,000 and sold for $255,000.

6 Day Road consists of several parts. The main house is a contemporary 8 room house on 14 acres. There is also a barn/studio, brook. Listed by David Bain originally at $750,000 it had been reduced to $575,000. Dave Fairty, also of our Kent office brought in the buyer at $535,000.

90 Popple Swamp Road is a handsome cape style 3 bedroom, 2 bath house with a wrap around deck. Sited on 7.99 acres of a wooded hill this property also has a garage/barn with an office on the upper level. Fields have been cleared and are defined by stone walls. The property sold for $425,000 a year ago.

9 River Road South is a neat, tidy antique cape featuring 3 bedrooms and 1.5 baths for sale for only $187,000. The first floor master is adjacent to a full bathroom and has an exterior door leading to the side yard.
