Bain Real Estate Sharon Village 2018 Market Report.

The strengthening of real estate market has been increasing for two years as born out in the diminishing inventory of homes for sale.  2015 there were 70 houses available for sale in Sharon. 2016 averaged 47 residential homes, 2017 averaged 51 residential homes and presently we have the same amount, 51 homes for sale. 

 

Equally strong are sales with 45 homes selling in the last 12 months just slightly below the 51 sales the year prior.  The increased demand and a sell-off of an over supplied market of 75 listings a few years back is promising. 

 

Even with fewer houses available there are still a number of distractions that foster a buyer's hesitation, whether it is unpredictable international or national events, the financial uncertainty of the State of Connecticut or the coming of age of younger buyers whose desires and goals vary considerably from the previous generation of buyers.   There seems to be many uncertain issues.

 

The Millennial Buyer who wishes to purchase a home that is in tip top condition is one such issue.  It's challenging to discern if the culprit is the HGTV or that today's 30-40 year old was not brought up to relate to fixing up houses is unanswered.  Nevertheless a house that needs considerable work or is "tired" or not updated is more often passed over for one that is ready to move in or new.  The better your house presents, the higher the value one will see. 

 

Here is what has happened in the neighborhood since our last letter:

 

3 West Woods #1: 4 Bedrooms 4.5 Baths 4,046 Sq. ft.This truly elegant and historically significant house built in 1776 has been meticulously restored, maintaining its original detail and enhancing its value with all new windows, insulation, wiring, central a/c, fabulous kitchen with marble countertops, 2 refrigerators, 2 dishwashers, gas stove and pantry. The 27' x 15' living room features original paneling on walls and ceiling, built in corner cupboard, bookshelves, fireplace and French doors out to a terrace. The library and the dining room also have fireplaces. There are 4 bedrooms each of which have new ensuite bathrooms. The original custom coffered ceiling in the large living room provides both a unique and elegant style. The professionally landscaped estate grounds include a full-length swimming pool, a pool house, paddle tennis and tennis court.The unit comes with its own separate garage as well as additional parking space. Sold $590,000.


112 Cornwall Bridge Road: 3 Bedrooms 2 Baths 1,433 Sq. ft.Sparkling clean village Cape with quality updates. The kitchen was professionally designed and both bathrooms renovated with lovely appointing.  There is a large formal dining room and spacious living room with fireplace and built-in shelving. There is also a screened porch with a view across a lovely parcel of land. Sold $340,000 

125 Cornwall Bridge Road: 3 Bedrooms 3 Baths 3,113 Sq. ft.Lovely 1910 home elevated off the road with pretty views.  The house maintains wood flooring, open rooms with wood flooring throughout. There is a formal living room and dining room, separate screened/glassed porch and an eat-in kitchen. Needing some updating the house also offers a 2500 sq. ft. studio with a 1 bedroom, 1 bath apartment.  This property sold privately.  Sold $1,100,000.

40 Calkinstown Road: 4 Bedrooms 1.1 Baths 1,344 Sq. ft.Built in 1938 this Eyebrow colonial house sits on Beardsley Brook.  Level lot of .64 is open and has mature plantings. The house is well maintained and has wood flooring and a fireplace. Sold $180,000
