Bain Real Estate Cornwall Hollow 2019 June Market Report

Spring has finally arrived and it is beautiful!  After the 2nd rainiest April in recorded Cornwall history (dating back to 1905), May is full of lilies, iris, lilacs, amaryllis and rhododendrons.  Positive news continues in Real Estate, too.  Town wide in Cornwall there are currently 32 houses listed for sale, while 2 are in "continue to show" status and 3 are under deposit; there are 8 active land listings and only 1 sold has sold in the last year. The previous year there were 26 residential sales and 2 land sales!   In Cornwall Hollow there are 4 houses and 2 land listings offered.

 

Here is what has sold in the area.

14 Ford Hill Road is a 1988 contemporary farmhouse with 3 bedrooms and 2 full plus 1 partial bath all in 2100 square feet on 5.72 acres.  Interior cathedral ceilings, hardwood floors, fireplace plus carpeted bedrooms are all most attractive and inviting.  The lot is secluded, rolling and partially wooded on a dirt road.  Listed at $450,000, it sold at $423,000 in 65 days.

 

 

 

Listed for sale in the area are 1 house and 1 large land parcel.

 

39 Hautboy Hill Road is a handsome 2504 square foot colonial sited on 88 acres.  This family farm began in 1748 (Cornwall was founded in 1740) and is still in the same family. The house includes 10 rooms with 4 bedrooms and a bath and a half. There are also 2 barns and a large farm shed.  Much of the land is preserved but there are building envelopes.  Dave Hurlburt of our Cornwall office is a member of that family and has listed this farm at $1,200,000.

 

 

20 Stone Hill Road is a wooded lot of 14.48 acres near the end of private paved road.  A 300 foot private drive has been installed to an approved house site with a septic field.  There are 3 conduits along the driveway for underground utilities.  The land was perc tested in 2004 for a 4 bedroom house.  There are some wetlands and a brook at one end of the land.  Good potential western views if some trees were selectively cut down.  This is my listing at $199,000.

Bain Real Estate Cornwall Hollow 2018 May Market Report.

A year ago when I wrote, I was thrilled with lilacs for May Day!  After the worst wintry April in my memory, on May Day we had daffodils, forsythia and magnolias.  Now in mid-May we have the fragrant lilacs back! 

 

The positive Real Estate news continues, especially in your neighborhood as last year we reported 6 sales, this year we report 10! Obviously your neighborhood is in demand.

 

 

The strengthening of values in our real estate market has been intensifying a bit each year and there have been fewer homes for sale.  Currently there are 26 homes for sale in Cornwall and another 5 are on deposit to sell within the next 30-45 days.  This means if you are considering selling your property, listing now may prove to be prudent strategy.

 

The Millennial Buyer who wishes to purchase a home wants one in tip top condition.  A house that needs considerable work or is "tired" is more often passed over for one that is ready to move into or new.

 

Here is what has happened in your neighborhood:

 

8 Town Street had been listed for some time above $595,000.  It is a vintage farmhouse on over 16 acres; the land extends down to Sharon Goshen Turnpike. Extensive renovations had been begun.  They were of high quality but remained unfinished.  The updates included a new kitchen with soapstone counters, Jenn-air gas cook top, Bosch Dishwasher, central air, laundry, walkout basement with finished rooms and new windows.  It closed at $400,000. That buyer has completed the work and it is now back on the market finished at $595,000.

 

92 Town Street is a lovely farm location with a 4 bedroom house, several outbuildings for livestock and/or storage/garage on a lightly wooded slope with some open fields as well.  The seller had created a working farm with a shop for vegetable and meat sales, then reverted it all back to a lovely home at the end of a private road.  It sold privately for $2,075,000.

 

Adjacent to 92 Town Street 3 parcels of land totaling 86 acres have been conserved and sold for $1,450,000.

 

191 Town Street is a beautiful English cottage with 3 bedrooms, 2 full baths and a redone gourmet kitchen set on 3 nicely manicured acres within walking distance of Cream Hill Lake sold for $530,000.  This home was on the market for 253 days with an initial asking price of $775,000 and an assessment of $388,300.

 

Just up Town Street, a few hundred yards from this cottage, 4 prime acres of the Scoville Farm sold to a family member for $160,000.

 

34 Cornwall Hollow Road came on the market as a HUD home.  It was in need of several repairs due to a former freeze-up, sold as is.  In spite of that it is a pleasant split level home with 3 bedrooms and a bath and a half sited on a hillside with a detached 2 car garage.  It sold for $129,256.

 

66 Cornwall Hollow Road is a large, 4332 square foot house set on over 5 acres.  Our associate, Dave Hurlburt, listed this house originally over $600,000 but it too suffered a pipe freeze-up.  The subsequent water damage was extensive.  Ceilings, walls and floors all suffered water damage.  The price was reduced to $325,000 for this 3 bedroom house, 2 with baths en suite, plus a living room with a fireplace.  A detached 2 car garage with studio/storage space above is located below the house on this wooded, sloping lot. It sold for the asking price of $325,000.

 

77 Hollenbeck Road is a nicely redone ranch, updated with low maintenance, energy efficient features.  It has 3 bedrooms, 3 baths, all new windows, central air, in-ground pool and an attached 3 car garage. In 2009 this house sold for $261,500 and was improved. In 2012 the house was listed for $395,000, several reductions and finally Chris Garrity, a Bain RE partner brought in the buyer at $230,000.

 

19 Clark Hill Road is a spacious colonial set on 5 acres with views. This 7 room house has 3 bedrooms, 2 fireplaces, slider out to a spacious deck and a finished lower level.

Originally listed at $375,000, with multiple offers it closed at $390,000.

 

166 Bunker Hill Road was an estate sale of a small rustic cabin of 1285 square feet with 3 bedrooms and 1 bath on 2.5 acres.  Listed at $179,000 it sold at $152,500.

 

Currently for sale in the neighborhood; 2 building lots and one farm:

 

39 Hautboy Hill Road is a farm of 88 acres with rolling fields and woods on both sides of the road.  This multi-generational family farm has been in the family since 1749.  The farmhouse has 4 bedrooms, 2 baths and an attached 2 car garage.  Outbuildings include a main barn 50'x290', 40'x70' storage shed, 20'x40' greenhouse, 36'x50' shop, 30'x80' barn, 40'x70'storage shed plus 2 bunker silos.  Dave Hurlburt's listing at $1,200,000.

 

15 Stone Hill Road is a 3.3 acre lot with a partially cleared house site featuring views across Scoville Farm and a babbling brook.  Chris Garrity's listing at $157,000.

 

20 Stone Hill Road is a 14 acre lot across from #15.  It has stone walls, a brook and a driveway in to the back of the lot at the far end. I have this listing at $199,000.

The dog days of summer have past and we are enjoying glorious, warm sunny days as August slides into September. Real estate in your neighborhood has boomed with 8 sales against only 2 from 2015. It is still a buyers market but the good news is that more buyers are coming into Cornwall.

Here are the 8 sales to report:

Town Street/Yelping Hill a 19.69 acre parcel of land was sold to this leasehold community by another community member whose family had owned it independently for several decades for $73,500. This acreage is wooded and hilly and abuts the log cabin on MacCracken Road which we have listed for sale.

 

15 Stone Hill Road was also a land sale of 3.3 acres for $145,000. Chris Garrity our partner/broker brought his clients to this purchase after selling their homein Sharon. This subdivision of 4 lots was created by the adjacent Scoville farm and 2 lots have homes built. This lot offers a view over farmland and beyond and a house site has been cleared.

 

99 Sharon Goshen Turnpike was an estate sale of a most attractively sited barn/house with a pool on 2.3 acres with great views overlooking the hills. Rick Meehan originally listed this property at $390,000 and after a year on the market it had been reduced to $325,000 and David Bain brought in the buyers for $295,000.

 

83 Todd Hill Road is an antique farmhouse I listed on 1 acre with a detached 3 car garage and workshop. There is a large fenced garden area which still blooms with many perennials. Originally this house had a Sharon Goshen Turnpike address (discovered when switching over the electricity).Listed at $199,000 it sold quickly for $175,000.

 

4-6 Cornwall Hollow Road was also my listing. A handsome early 1900's house with 2 large barns in the backyard, on 3.75 acres and ready for renovation attracted the right buyer, a contractor. 9 foot ceilings, a most gracious front hall, 2 fireplaces, eat-in kitchen, 2 porches, 5 bedrooms and 2 baths…all in need of updating. It was originally listed at $225,000, reduced to $195,000 and my buyer paid $170,000.

 

A Cornwall Hollow Road lot of 7.43 acres sold for $16,000. It was sold to an adjacent Johnson Road home owner. The lot drops down from the road and includes some wetland.

 

 

 

 

 

23 Johnson Road is a 1800 antique colonial with a beautiful front porch. This home had been recently renovated with a gourmet kitchen, 3 bedrooms and 3 baths all on 10 acres.

Originally listed at $825,000 it sold for $780,000.

 

163 Cornwall Hollow Road is a 1992 Colonial house on 25 acres bounded on one side by the Hollenbeck River with a small writer's cottage at the bank and a large 2 car garage/barn part way up the long driveway. Spacious and well built nonetheless this was one of those properties that took over a year to sell with dramatic price drops. Originally priced at $699,000 and reduced to $599,000 it sold for $500,000.

 

Of course with all those sales, we have virtually nothing left to report for sale.

17 MacCracken Road at Yelping Hill is my listing and it is a charming one bedroom log cabin listed at $185,000. The owner teaches at Northwestern University, goes west to the San Juan Islands to teach in the summer so reluctantly the cabin is now offered for sale.

 

Each summer I also have one of the original Ruth Adams stone cottages for rent as well,

12 MacCracken Road with 5 bedrooms. So if you have any friends who would like to experience a Cornwall summer, please send them to me. July and August are $4000/month and $1500/per week; June and September are $3000/month and $1000/week .

Thank goodness Spring is almost here. It has been the longest, snowiest, coldest winter of recent memory. The good news in real estate is that interest rates remain well below 5% and calls to buy are increasing. We in Cornwall are still a buyer's market, but the less expensive listings are quickly being sold. There have been two foreclosures in Cornwall Bridge and both houses are now on the market.

 Last year we reported 6 sales in the neighborhood, this year we had 4: 2 homes, 2 lots.

  282 Town Street sold for $436,500. I had reported this house for sale in last year's letter at a list price of $475,000. It combined the charm of an 1800's farmhouse with the sophistication of 1970 architectural details. On a level 6 acres with a separate barn/garage/studio, current weekenders moved up to this property from a smaller house.

It offered more bedrooms and proximity to Cream Hill Lake. Fortunately for me, I represented both buyers and sellers.

  110 Cornwall Hollow Road sold for $390,000. David Bain had this listing known as The Sanctuary at $445,000, also reported in last year's letter, and sold it to newcomers to Cornwall. An intimate 3 bedroom hideaway with lovely landscaping and protected views, the perfect weekend escape.

 A 3 acre lot, adjacent to 43 Town Street sold privately for $92,500 to a neighbor.

  94 Town Street, a 62 acre wooded lot assessed at $637,120 was sold to the Cornwall Conservation Trust for $313,333. The many efforts of the Cornwall Conservation Trust will keep Cornwall green for generations to come. We wish them success in their efforts to purchase the 300 plus hillside acres at Trinity Conference in West Cornwall.

Currently we have 3 separate lots for sale in your neighborhood.

  20 Stone Hill Road is a 14.48 acre building lot with a 300' long driveway and 690' of frontage. It has some slope and a brook plus potential for western views. $225,000.

 

Further down on Town Street we have a 67 acre lot for $695,000. It includes a large beaver pond, some additional wetlands, woodlands and marvelous stone outcroppings. Selective tree cutting could open up views and allow for solar siting.
