Dear Neighbor,

We have rebooted our informative neighborhood letters after the COVID hiatus. Though, as you likely know, the real estate market in Sharon, the county, the state and the world didn't take a hiatus, but rather went nuts. So, we've a bit to catch up on.

In our 40-plus years of selling, we've never experienced a panic of this magnitude. People's fear of living in a densely packed city and the health crisis it triggered created a relocation flight decimating our inventory.  Today, Sharon has only 11 homes listed and values have surged to levels not seen in over 15 years.

A 15%-20% increase in home values is not uncommon and in some of the upper-end homes we saw even higher escalations.

There were 16 sales in your neighborhood in the last year and 50 total sales in Sharon- the sales transactions are down nearly 50% from the height of the COVID rush, but this reduction is due to limited inventory, not demand.  In fact when a house hits the market it typically receives multiple bids and is only on the market for a few days.

79 Westwoods Road 2                                   6/29/2021           $327,750

The hunting cabin and barn on this 27 acre property are in poor condition and require revitalization.  My wife and I purchased these beautiful, but overgrown woods with stone walls, massive trees and a good sized beaver pond.

110 Westwoods Road 2                                 3/11/2022           $497,000

This 3 bedroom log-home sits on 2.6 acres. The living room features a stone fireplace and vaulted ceiling.  New custom cabinetry and appliances adorn the kitchen. The primary bedroom is on the main level and the 2 upstairs bedrooms connect via a catwalk. The unfinished lower level includes a fireplace, with the front screened porch and back sunroom adding comfortable outdoor square footage.

I sold this parcel in 2021 for $115,000.  The new owner cleared a bit and prepared the land with some site work.  That owner then sold the land privately with a 44% increase in value.

Two parcels abutting each other were sold to a neighbor privately. Totaling just under 40 acres, one parcel was wooded with a brook that tumbled on to the second parcel that also has a nice field.

31 Barberry Hills Road                                7/9/2021             $600,000

Bain Real Estate Ellsworth 2018 March Market Report

Dear Neighbor,

The strengthening of real estate market has been increasing for two years as born our in the diminishing inventory of homes for sale.  2015 there were 70 houses available for sale in Sharon. 2016 averaged 47 residential homes and presently we have 49 homes for sale. 

Equally strong are sales with 51 homes selling in the last 12 months just slightly below the 55 sales the year prior.  The increased demand and a sell-off of an over supplied market of 75 listings a few years back is promising. 

Even with fewer houses available there are still a number of distractions that foster a buyer's hesitation, whether it is unpredictable international or national events, the financial uncertainty of the State of Connecticut or the coming of age of younger buyers whose desires and goals vary considerably from the previous generation of buyers, there seems to be some uncertain issues.

The Millennial Buyer who wishes to purchase a home in tip top condition is one such issue.  It's challenging to discern if the culprit is the HGTV influence or the fact that today's 30-40 year old was not brought up to relate to fixing up houses is unanswered.  Nevertheless a house that needs considerable work or is "tired" or not updated is more often passed over for one that is ready to move in or new.  The better your house presents, the higher the value you will see. 

There were 14 sales in the neighborhood with strong values. Here is what has happened.

Designed and sited to enjoy panoramic views of the Housatonic River Valley, 40 Herb Road is nearly surrounded by protected land. With generous windows, an open floor plan, light-filled rooms, high ceilings, hardwood floors, high quality finishes are evident throughout the 3500+ square feet. The stone fireplace, flanked by atrium doors accessing the screened-in porch, is the focal point of the living room. The eat-in kitchen is equipped with Viking appliances. The main floor master bedroom has dramatic views. Attached to the 2-car garage is a large utility shed for storage. It is set on 12+ private acres. This home sold for $1,450,000.

45 Morey Road is a house I listed for $995,000 which sold for $920,000. Set well off the gravel section of Morey Road and well back in a field overlooking a dramatic meadow with long views. Extraordinary custom details in this custom Colonial. Open country kitchen with top appliances, soapstone countertops and a deep farmer's sink is the heart of the house.  The living room area features a fireplace, wood flooring and enters on both the formal dining room and salon.  There are French doors to the pool and level yard. 4 bedrooms on the second level, plus large creative space for hobbies or gym on the third floor. 12 acres of woods open fields and a small orchard.

There are 2 wood burning fireplaces, exposed beams and wide board floors in this antique eyebrow Colonial at 21 South Ellsworth. The main floor library features an en suite full bath, closet and fireplace and could easily serve as a main floor master suite if desired. There are 3 bedrooms and a full bath upstairs. The gardens are stunning and the setting is poetic with picket fence, stone walls and vistas to the hills beyond. It closed for $590,000.

19 South Ellsworth is an 1815 home in top condition that sold privately within the family. The town records have this home with 3 bedrooms, 3 full and 2 half bathrooms in 2424 sf.  This antique home is sited on .6 of an acre and transferred for $700,000.

A wooded lot of 2.03 acres on West Woods Road sold for $75,000.  A large brook runs through the parcel that has stone walls, large native hardwoods and nice level areas for building.

3 Dunbar Road is where a lovely antique colonial recently sold for $355,000. This 1750 Antique is in need of some care and renovation. This home features 4 bedrooms and 2 baths in 3000 sq.ft. of living space. Many original features are still present like the newel post, wide board floors, front entry, built-in corner hutches and more. Set on just under one acre of land.

A beautiful colonial on 5 acres sold for $455,299 at 174 West Woods Road. Built in 2007 for over 1 million dollars, this bank owned home offers 4 beds and 3.5 baths with approx. 3736 square feet of living space; attached 3 car garage; In-ground pool; Full finished basement with extra half bath. The large country kitchen has granite counters, stainless steel appliances, fireplace and ample storage and counter space.

33 Tichnor Road transferred again. This time the house was modified to provide an additional full bathroom for the master suite, central ac and a fieldstone fireplace.  Designed by Rafe Churchill the finest quality fixtures, appliances, and finishes are evident throughout the 2400 square feet. The floors on the main level are high grade painted industrial epoxy floors over concrete. The kitchen is equipped with a Capital Range, Fisher Paykel Dishwasher drawers, Liebherr Refrigerator, and Farmhouse sink. Floor-to-ceiling window overlooked the lush landscaped grounds and 4 acres. The dining room has a beamed ceiling and opens onto the screened-in porch. The family room has a vaulted ceiling, fireplace, built-ins. Close to the house are a cottage-studio and barn-gym. The 4+ acres, located on a quiet, scenic road, have been landscaped with gardens, large lawns, stonework and gazebo.  It closed for $875,000.

2 Northrup Road is a 1922 country hideaway nestled amid 9 private acres of woods. Renovated and expanded to include an open floor plan of 1751sf, encompassing the living and dining areas that feature a fireplace with granite surround, and French doors to the expansive deck. There are three bedrooms and two and one half baths all on one level including the master bedroom with a vaulted ceiling, French doors to the deck, a walk-in closet and full bath with soaking tub. The grounds have stone walls, an arbor, perennial gardens and fruit trees. The acreage includes a mix of woodlands, a small brook that passes through one corner of the property. It sold for $425,000.

Across the road, across a tumbling brook and up the winding driveway finds an A1 award winning elegant and modern retreat at 7 Northrup Road. Set amidst 19 acres this carefully designed home utilizes efficiently every inch its 832 square foot space. From the Sub Zero to the centrally located fireplace, the master bedroom and the two sofas in the living room that can turn into extra beds. This 2010 home provides maximum of comfort in a minimalist package. This special home focuses on easy living, its 50' long pool, its secluded location and distant views. It sold for $570,000.

A neighboring parcel of 5 acres was also sold to the same buyer at 1 Northrup for $75,000.  This wooded parcel has a separate driveway roughed in to the building site.

9 Barberry Lane is a 32 acre open fields and woods known as Four Meadow Farm. With gently sloping land, a brook, 2 pond sites, old stone fences, dense forest and verdant meadows there is much to this property. The highest elevations offer extraordinary building sites with views of the Litchfield Hills. Dave Fairty of my firm had this offering that closed for $340,000.

21 Upper Ridge Road is a 1976 country home sited on 5.54 acres on a private road. This 1734 sf. Cape Cod has a Living room with fireplace and cathedral ceiling, kitchen with soapstone counters, first floor full bath, laundry, and a large den/family room leading out to a screened porch overlooking the property. Master bedroom and bath and guest bedroom are on the second floor. There is a detached 2-car garage with a large attached heated workshop. Open lawn with a birch grove, pond and borders a brook. It closed at $355,000.

Lastly, 29 Upper Ridge Road sold for $280,000.  There are 1500sf. in this Barn House with a loft and open floor-plan.  Nestled on over 6 acres of woods, this 2 Bedroom, 2 Bath home provides a country atmosphere with wide hardwood flooring and spacious screened porch.

Dear Neighbor:

Here is the annual real estate report detailing the activity in the last 12 months in the Ellsworth neighborhood.

The numbers are in and 2016 was clearly a pivotal year in real estate. Nationally real estate sales transactions were up 12% over 2015 figures. Litchfield County overall saw just over 8% increase. Locally we have seen a similar bump resulting in the volume of sale increase around 14%! In summation, real estate in Sharon is on a steady upswing as the market recognizes good values.

The positive economic confluence of lower unemployment, strong trends in the financial markets and tightening interest rates have bolstered consumer confidence. This confidence mixed with the reduction of available homes to buy has solidified real estate values and will predictably push value higher. This is already happening.

Last year's letter noted over 70 houses being available for sale in Sharon. Well, what a difference a year makes as presently there are 47 residential homes listed for sale. Yes in the last 12 months we have seen 55 sales in Sharon up from 47 in same period in 2015.

We are happy to say that Bain Real Estate participated in over 25% of these transactions

and thank you for your confidence.

Anecdotally, I recently closed on a house here in Sharon where there were two bidders. The first prospect reluctantly cancelled their contract as they could not get their loan so the second buyer ended up winning the sale. And for a bit higher, I might add.

The lesson here is that the market has become one of both buyer and seller on an equal footing, no longer just a buyer's market. Should there be a prolonged period of fewer listings than buyers, we could see that balance shifting to the seller.

 

3 Vanishing Brook Lane is a house on 3 acres that I sold in 2007 at the apex of the market. It closed for $1,150,000. The property came back to the market in 2010 and weathered the down turn and with a final listing price of $1,195,000. The property closed two months ago for $1,085,000.

The story here is telling. The selling price difference between the 2007 sale and the 2016 sale is $69,000 or a 6% loss. But is it a loss? Over the 6 years that this house was on the market, the owners successfully leased their home for the summer likely covering the carrying costs for those 6 years plus the loss in value. In addition, they were able to use the house. Not bad!

 

1 Northrup Road has a peaceful pastoral setting on 5 plus acres of gentle rolling topography and offers easy access via Route 7 and Route 4. This parcel has been perc-tested and surveyed. Last year it was first listed for $125,000 then reduced to $99,000 and is now $85,000. This is an example of a most affordable parcel. Rick Meehan, one of my agents, has this offering.

43 South Ellsworth is a lovely Victorian styled farmhouse with a gracefully detailed front porch, an old shed and an old dairy barn all set on a level 33 acres of hay fields, orchards and gardens. The 1870's home is preserved nicely with amazing details of ornate Victorian era moldings and floors. There are large porch door windows to open on a summer's day. The house is mechanically updated-new roof, furnace. It is easy to update kitchen and baths. I had this originally listed for $1,650,000 and recently reduced the price to $1,050,000.

Here is the annual real estate report detailing the real estate activity in the last 12 months in the Ellsworth neighborhood.

Sharon home sales were strong with 65 homes selling in the last 12 months. There are 78 homes on the market in Sharon (with 8 homes in contract to sell) which is a slightly larger supply of homes for sale than last year by 3 offerings. There is an increase in buyer traffic and the easy winter weather has prompted more offers. Stability has settled in as the local real estate market is getting healthier incrementally and maintaining a consistent pace of sales and listings. So it appears the current trends are positive!

Herb Road- Listed: $325,000 Sold: $292,500 – This 3.5 +/- acres has long eastern views and an open meadow feel. This parcel has aged stone walls, mature native trees and a driveway roughed in.

Herb Road- Listed: $250,000 Sold: $210,000 –Known as "The Shire" this 7.424 acres parcel has views of Housatonic Valley. It is a cleared parcel with stone walls, meadow, and Stoney Brook coursing through the lot. There is a dug pond and south facing exposure provides the opportunity for passive solar design. Conservation restriction have been placed restricting it to one house site.

13 Herb Road- Listed: $895,000 Sold: $850,000. French country expanded gambrel colonial sits on a level and bucolic 5+ acre private parcel. With nearly 4,000 sqft of living space the house is approached on a long driveway with a Linden tree alley. The house has been updated and has 3 bedrooms, 4 and a half bathrooms, large family room and pool. This home was originally listed for $1,395,000 in 2012.

50 South Ellsworth Road- Listed: $425,000 Sold: $420,000. Beautiful C. 1850 eyebrow colonial with extensive renovations/updates in 2007-2009, including new kitchen and baths, vaulted screened porch and expanded interiors. The house has spacious and inviting living and family rooms. The flooring is random width wide board throughout, plus a fireplace, main level master with en suite bath. The lot is a one acre level sunny meadow. This house was listed in March of 2013 and was originally listed for $695,000.

48 Modley Road Listed: $229,000 Sold: $210,000 This well maintained 980 sq. ft. ranch is set on a 4 acre parcel. There are 2 bedrooms and one bath in the 1974 home. There is a large screened porch, mature landscaping, and privacy. Jen Luning from our Sharon office assisted the buyers in this transaction. It was originally listed for $279,000 in June of 2014.

145 West Woods #2,Listed: $295,000 Sold: $264,000 This is a great project. This 1803's antique two-bedroom cottage with guest house needs a complete redo. There are 1500 sq. ft. and 2 bathrooms, porch, antiques details and mature plantings on the 5.89 acre lot. Asher Pavel of my Cornwall office brought the buyers.

38 Cemetery Road- Listed: $449,000 Sold: $439,900- This property had been on and off the market for over 7 years. Originally listed for $1,250,000 on 15 acres this wonderful antique home was the victim of the Great Recession. With nearly 1400 sq. ft. the two bedroom, 1 bathroom saltbox has wide board floors, 2 fireplaces and loads of character. The land was subsequently subdivided and sold off in parcels leaving the 1800's house on 13 acres.
