Dear Neighbor,

Real estate sales during the last two years have outstripped houses available for sale resulting in a dearth of listings for people desirous of moving to Kent.

Because of this imbalance we have some buyers and sellers on the sidelines waiting.  Waiting for what is the question.  The idea that the market will be flush with listings soon is not realistic. That said with the confluence of inflation, lack of inventory, increased mortgage rates, and Covid concerns waning, there is a slight pause occurring in the market.  Hopefully, this breather will allow some restocking of houses and a more balanced market.

Kent registered 46 sales in the last 12 months. This is 34 fewer home sales than in 2021. This dramatic drop is not due ­­to a lack of interest, but lack of inventory.  Ther­­e are 4 homes in contract presently and only 13 available to purchase. Despite fewer listings, purchasing desire is strong, sales are brisk and competition is fierce.  Here is what has transpired:

40 Highland Rd                                 10/19/2021                  $435,000

This 3 bedroom contemporary on 1.6 acres offers a covered front porch that frames the main entrance which opens to the front foyer and a deck off the kitchen can be used for outdoor dining. The house includes a formal dining room and an oversized living room with a main floor primary bedroom suite. Upstairs, two well-sized bedrooms share a full bath.

This was a private sale of a one-level ranch-style home measuring just over 1,000 sq. ft. of space. Built in 1981 this home sits on 26 acres and offers 3 bedrooms and 1.5 baths.

This home is a 3 bedroom, 2.5 bath with modern amenities and natural rock outcroppings making for a unique landscape.
