            Litchfield County's real estate market has strengthened nicely since the Great Recession ten years past. As the economy has strengthened buyer confidence has in turn responded positively. So, growth has ensued. Hence in 2017, we saw 36 sales in Kent and in 2018 we had 49 and in the first quarter of 2019 we are even with 1st quarter 2018.  A cautionary approach is advised, however, as the local, state, national and even global issues affect consumer confidence and the winds could blow in a different direction tomorrow!

Bain Real Estate Cornwall Bridge 2019 Market Report.

We know spring has really arrived when we are getting more calls to show our listings! We welcome the warmer temperatures and the return of green and the increased activity!  This past year we had 16 sales in Cornwall, 4 of which were in Cornwall Bridge.  Currently there are 38 houses for sale in Cornwall, 5 of which have accepted offers with closings soon and one of those is in Cornwall Bridge.

Spring has shaken off winter's grasp and so the real estate market!  After the 10 year real estate slumber the market appears to be awakening.

 

2016 was clearly a pivotal year in real estate.  Nationally real estate sales transactions were up 12% over 2015 figures.  Litchfield County overall saw just over 8% increase. Locally we have seen a similar bump resulting in the volume of sale increase around 14%! In summation, real estate in Kent is on a steady upswing as the market recognizes good values.

Bain Real Estate Westwoods 2019 March Market Report.

Our Litchfield County's real estate market has grown nicely since the Great Recession ten years past. As the economy has strengthened buyer confidence has in turn responded positively. So, growth has ensued. Hence in 2016, we saw 58 sales in Sharon and in 2017 we had 50. We had 47 sales transactions in Sharon in the last 12 months and the drop might be attributable to declining listing levels as there are now only 62 listings available.

Bain Real Estate Cornwall Cream Hill 2019 Market Report.

Litchfield County's real estate market has strengthened nicely since the Great Recession, ten years past. As the economy has improved buyer confidence has in turn responded positively and thus growth has ensued.

 

So, how come we had 25 sales in 2017 and yet only 16 sales transactions in Cornwall in the last 12 months?  While it may appear as a weakening market the drop is attributable to declining listing levels.  With fewer homes available some buyers are reacting to the lack of inventory by pausing.  But if there is a scarcity of homes available, the market forces will raise values more hurting those who are on the sidelines....
