Have we reached equilibrium between buyers and sellers since the Great Recession? Yes, the ensuing ten years have improved with buyers returning to the market; returning however with a tempered desire to purchase. Have we reached equilibrium between buyers and seller after 10 years?  From the bottom of the market to today there has been a slow, arduous climb of local real estate values.  In the ensuing ten years values have improved with buyers returning to the market; returning however with a tempered desire to purchase. Sellers in turn reacted by lowering asking prices making it more appealing to the buyers. So, growth has ensued.

 

2006 was arguably the peak of the market prior to the Great Recession. Below is the data from 2006 showing an average sales price of $475,000 (rounded). The second box (Oct. 2017-Oct. 2018) shows an average sales price of $675,000 (rounded)...

Is there equilibrium in the market after 10 years?  From the bottom of the market in 2009 to today, there has been a slow, arduous climb of local real estate values.  In the ensuing ten years values have improved with buyers returning to the market; returning with a tempered desire to purchase however. Sellers in turn reacted by lowering asking prices that has appealed to the buyer. So, growth occurred. For perspective, 139 Millerton Road had sold in 2012 (post-recession) for $1,550,000. It sold again recently (detailed below) for $1,700,000 offering a 9% increase over a 6 year period.

The strengthening of real estate market has been increasing for two years as seen in the diminishing inventory of homes for sale.  In 2015 there were 70 houses available for sale in Sharon. Today we have 59 residential homes available in this spring market.  So, of course we need more listings-so if you are considering selling, call us.

Equally brisk are sales with 47 homes selling in the last 12 months just slightly below the 51 sales the year prior.  The increased demand and a sell-off of an over supplied market of 75 listings a few years back is critical to solidify values.  There are also 9 homes in contract to sell-off which my firm is participating in 4 of them.
