Bain Real Estate West Warren 2018 Market Report.

The Warren market continues strong.  Last year we reported 27 residential sales while this past year had 26. There were 5 over $1M and 10 were below $500,000, a nice balance.  The economy has reacted well to the tax cuts and we hope that will bring continued growth to our market.  It is an election year so we will have to wait to see how things settle out.   

In your neighborhood there were 7 residential sales last year!  

 

235 Kent Road was a bank sale of a 1094 square foot 3 bedroom, 2.5 bath ranch built in 1970 on 3.56 acres....

Another busy year. This past year saw the almost as much activity as last year which had 18 sales.  This past year we had 14 with 3 sales over the $4M mark! For comparison, 2006-2008 (the good years before the crash) each year saw 14 sales. 2009 dropped to 6, 2010 had 9, 2011 had 10, 2012 only 5, 2013 had 8 and while 2014 came back to 14.  The lake and its environs continue strong and, thanks to the Task Force, the quality of the lake water continues to get cleaner and clearer!

2016-17 was clearly a pivotal year in real estate.  Nationally real estate sales transactions were up 12% over 2015 figures.  Litchfield County overall saw just over 8% increase. Locally we have seen a similar bump resulting in the volume of sales increase of 14%! In summation, real estate in Kent has on a steady upswing as the market recognizes good values.
