It's also time for our annual update on what's been happening in Warren and in your neighborhood over the last 12 months. The economy in the country is improving and the real estate market in the Northwest Corner is slowly gaining strength.
Here's a little Warren history (our reporting year actually runs from February to February):
In 2007 there were 38 homes on the market and 15 sold.
In 2008 there were 36 homes on the market and 8 sold.
In 2009 there were 40 homes on the market and 10 sold. 
In 2010 there were 48 homes on the market and 17 sold.
In 2011 there were 28 homes on the market and 12 sold
In 2012 there were 22 homes on the market and 13 sold
In 2013 there were 25 homes on the market and 17 sold
In 2014 there were 20 homes on the market and 25 sold
Today there are currently 25 homes on the market in Warren and this past year saw 18 houses sold That's a bit of a drop, indicating things have slowed down just a bit this past year. If we look at the land market there are 9 parcels currently offered (last year there were 12) and three sales recorded (last year there were 2).
In your neighborhood there were 7 residential sales and 1 land sale.
Starting at 10 Henderson Road a 1638 square foot 3 bedroom 1.5 bath cape built in 1996 on 2.51 acres was first listed in January of 2010 fir $445,000, was foreclosed in June of 2015 and finally sold in September 2015 for $262,000.
44 City Road is a charming antique of 1800 square feet with 3 bedrooms and 2.5 baths built in 1800 with 12 acres. It was located at the end of the road with lots of privacy and nice landscaping. The inside was as special as the outside and its location. It was first listed in April of 2015 and sold in August for $ 719,000.
71 Brick School Road is a 2522 square foot 3 bedroom 2.5 bath farm house built in 1982 on 3 acres. It is a post and beam structure with wide board floors set well off the road and has its own swimming pond. It was listed in May for $745,000 and sold in November for $660,000.
337 Brick School Road is a 1,100 square foot ranch with 3 bedrooms and 1.5 baths built in 1998 on 2.34 acres. It is surrounded on 3 sides by Lindstrom Park, a little used parcel of open space that the town owns. It has frontage on Gritman Pond. It sold for $234,500 in July.
159 Cornwall Road is an 840 square foot contemporary with 2 bedrooms and 1 bath built in 1982 on 3.9acres. It was first listed in July of 2013 for $285,000 and sold September of 2015 for $205,000.
77 Cornwall Road is a 1548 square foot cape with 3 bedrooms and 2.5 baths built in 1930 on 2 acres. It had been recently nicely renovated and came with a pool. It sold previously in September of 2013 for $275,500. This time it sold for $297,500 last April.
165 Cornwall Road is a 2660 square foot colonial with 3 bedrooms and 2.5 baths built in 1987 on 4.62 acres. First listed at $359,900 in September of 2007, it finally sold after 4 reductions in November for $330,000.
I have also listed a 100 year old stone farm house at 265 Cornwall Road just north of the 16 acres mentioned above. Part of the land is in Cornwall, but the 2400 square foot 3 bedroom 2 bath stone house is in Warren. You can see the details on our web site. The price is $339,500.
