Bain Real Estate East Warren 2019 August Market Report.

Dear Neighbor,

 

While the weather continues warmer, the sales pace in Warren has slowed.  This year saw 17 residential sales while the previous year had 19 and the year before that had 27!  With land sales, the story is similar.  There are 15 current offerings and the last year saw only one land sale!  The previous year had 3 land sales.

In your neighborhood, there were 8 residential sales last year, down from 14 the year before.

Starting at 15 Melius Road, a beautiful 3005 sq. ft. 4 bedroom 3 bath colonial originally built in 1759 sold in March with 3.68 acres, a pool and 3 car garage for $1,175,000, down from its original list of $1,495,000.

 

Over at 105 Town Hill Road a 1952 sq. ft. colonial with 3 bedrooms and 2 baths built in 2007 on 2.24 acres sold quickly for $320,000 in April, down from its list of $329,000.

 

There has been a lot of activity on Woodville Road with 4 houses sold and one under contract.

 

194 Woodville Road is a recently renovated 4 bedroom, 3 bath cottage originally built in 1938, and now with 2.83 acres.  It sold in October for $330,000, just off its list price of $349,000.

 

230 Woodville Road is a 1552 sq. ft. ranch with 3 bedrooms and 2.5 baths built in 2002 of 5.26 acres.  It sold in just 35 days in April for $197,500 down from its list of $199,900.

  

259 Woodville Road is a 1296 sq. ft. cape with 3 bedrooms and 1.5 baths that was built in 1958 on .29 of an acre.  It sold in December for $100,000, down from the list of $135,000

 

286 Woodville Road is a 1075 sq. ft. ranch with 3 bedrooms and 1.5 baths built in 1980 on 3.05 acres.  It also sold in December for $195,000, just down from its list price of $199,500.

 

200 Woodville Road is just under deposit.  This cute ranch of 1080 sq. ft. 2 bedrooms and 1 bath built in 1986 and recently renovated on 1.53 manicured acres is our listing and went under deposit in just 4 days. Its list price is $235,000.  We will tell you the sale price in our next letter.

 

110 Rabbit Hill Road is a 1660 sq. ft. brick cape with 5 bedrooms and 1 full bath and 2 half baths built in 1937 on a great 9.33 acres.  The house needed a lot of renovation.  It was our listing and sold in September at its asking price of $295,000.

 

  Couch Road is a double lot sale of 4.54 acres.  One was a flag lot, the other with more frontage was right in front. Both lots have significant slopes and both are on the Washington town line.  It sold last September for $175,000, down from its most recent list of $249,000 but originally on the market for $310,000 in 2014.
