Bain Real Estate Northwest Warren 2019 August Market Report.

Dear Neighbor,

 

While the weather continues warmer, the sales pace in Warren has slowed.  This year saw 17 residential sales while the previous year had 19 and the year before that had 27!  With land sales, the story is similar.  There are 15 current offerings and the last year saw only one land sale!  The previous year had 3 land sales.

In your neighborhood, there were 5 residential sales last year, down from 12 the year before. Again, an example of a slowing in the market.

 

One of the more exciting and recent sales is 184 Brick School Road.  It is a fully restored 1738 colonial with 2686 square feet, 4 bedrooms ad 3 full baths on 32 acres.  This is one of the oldest houses in town and it has the original wide board floors, beams and paneling.  It sold in January for an even $1,000,000, down from its original list of $1,195,000.

 

33 Laurel Mountain Road is an 1108 square foot raised ranch with 3 bedrooms and 2 baths and a 3 car garage with a potential studio above.  The house is located deep on its 2.43 acre lot which is, in turn, on a dead end town road.  It closed last August for $311,000, down from its list of $324,900.

 

48 Cornwall Road is a 1352 square foot ranch with 3 bedrooms and 2 baths built in 1971 on 5.63 acres.  It sold last November for $70,000 and again just this June for $292,000.  This property was not listed and we do not know how much was done, but it looks like a lot!

 

8 Birch Road is a 1323 square foot split level with 3 bedrooms and 2 baths built in 1976 on 2 acres.  It sold in April for $285,000 down from its list price of $320,000.

 

35 Kent Road is another early home with much of its interior intact.  Built in 1790, it has 5 working fireplaces, original wide board floors and exposed beams, 3 bedrooms and 2 baths, a barn, brook, 9.8 acres and beautiful gardens.  It was my listing ($375,000) and my sale $365,000.  Yes, it is charming.  On a side note, the new owner will be selling fine antiques by appointment.
