Dear Neighbor,

Well, it's February again even thought the weather feels like April, and it's time for our annual update on what's happening in Warren and in your neighborhood. The economy in the country is improving and the real estate market in the Northwest Corner is slowly gaining strength.

Here's a little Warren history (our reporting year actually runs from February to February):

In 2007 there were 38 homes on the market and 15 sold.

In 2008 there were 36 homes on the market and 8 sold.

In 2009 there were 40 homes on the market and 10 sold.

In 2010 there were 48 homes on the market and 17 sold.

In 2011 there were 28 homes on the market and 12 sold

In 2012 there were 22 homes on the market and 13 sold

In 2013 there were 25 homes on the market and 17 sold

In 2014 there were 20 homes on the market and 25 sold

Today there are currently 25 homes on the market in Warren and this past year saw 18 houses sold That's a bit of a drop, indicating things have slowed down this past year. If we look at the land market there are 9 parcels currently offered (last year there were 12) and three sales recorded (last year there were 2).

Your neighborhood had four sales (down from seven last year!).

Starting on Valley Road, there were two.

  57 Valley Road was a 2100 square foot 4 bedroom 2.5 bath colonial built in 1995 on 2.94 acres that was first listed for $339,900 in January of 2014. It sold for $250,000 in April of 2015.

  83 Valley Road was a 983 square foot 2 bedroom one bath cape built in 1995 on 7.81 acres tucked into 100's of acres owned by the Waterbury water shed. It was the last property on the road and had considerable privacy. Much of the inside was skillfully hand crafted. I listed the property in June of 2015 and we sold it in December of 2015 for $247,000.

  151 Town Hill Road is a raised ranch with 912 square feet with 2 bedrooms and 2.5 baths built in 1978 on 3 acres. It was listed in November of 2014 for $175,000 and sold in August of 2015 for its asking price of $175,000! Well priced.

  At 291 Woodville Road is a 789 square foot ranch with 2 bedrooms and 1 bath built in 1960 on 9.85 acres. It was first listed in March of 2010 for $399,000,went through 7 price decreases and finally sold in December of 2015 for $ 270,000.

On the land side we sold a 39 acres parcel on Evergreen Lane that was an old subdivision of 4 lots with a roughed in drive and buried utilities to a pasture site with distant views for $260,000. It was Rick Meehan's listing from out Cornwall office, and my sale. Great value.

I also have a 50 acre site across the street on Windy Ridge for sale for $290,000 with almost 1700' of road frontage and a high point of 1450' elevation. Apart from that it is mostly level with undulations, lots of mountain laurel and some wetlands.

Abutting this 50 acre parcel at 127 Cornwall Road I have listed a 5000 square foot colonial farm house with 3 bedrooms and 3 baths with an attached 6000 square foot barn on 110 acres. I have also listed a 100 year old stone farm house at 265 Cornwall Road just north of the 16 acres mentioned above. Part of the land is in Cornwall, but the 2400 square foot 3 bedroom 2 bath stone house is in Warren. You can see the details on our web site. The price is $339,500.
