Bain Real Estate 2019 November Upper End Market Report

 

Dear Neighbor,

 

It's time to look at the past year to see what happened to the upper end market.  This letter is an update of the activity between October 31, 2018 and today within the context of the 11 towns we service in Northwest Connecticut. There are a lot of statistics, but they do tell us things about the market. 

 

The market is strong even though there are still 196 properties over the $1M mark that have not yet sold.  Note the average sale price continues to grow and the average days on market is up by almost 37 days.

                   

Salisbury and Washington had the best year with the most sales with Roxbury in third place.  Washington again has the most unsold properties on the market for the last 6 years.  It is also interesting to track the progression of both listings and sales in each town to...

While autumn quickly approaches, the sales pace in Warren has slowed.  This year saw 17 residential sales while the previous year had 19 and the year before that had 27!  With land sales, the story is similar.  There are 15 current offerings and the last year saw only one land sale!  The previous year had 3 land sales.

In your neighborhood, there were 6 residential sales last year, down from 11 the year before.

While the weather continues warmer, the sales pace in Warren has slowed.  This year saw 17 residential sales while the previous year had 19 and the year before that had 27!  With land sales, the story is similar.  There are 15 current offerings and the last year saw only one land sale!  The previous year had 3 land sales.

In your neighborhood, there were 5 residential sales last year, down from 12 the year before. Again, an example of a slowing in the market.

Bain Real Estate Waramaug July 2019 Market Report.

Things around the lake seem to be slowing down!  Last year there were 14 sales with 3 of them passing the $4M mark.  The year before that saw 18 sales.  This past year had just 10 sales, one topped out at $5,100,000 and three more were below $1,401,000.  Perhaps we need the breathing space.  Looking ahead, there are 13 for sale, 3 asking $3.9M or more and another 6 looking for $1-3M.  That market bears watching.  Call us for details.
