We are seeing the path back to a more balanced market. There is a small pool of buyers who are serious and will buy if the right house and value coincide. In fact your neighborhood has seen the most sales in the last 12 months. There is still more property supply than buyer demand, but the number of offerings is being slowly chipped away.

We saw 11 more sales year over year suggesting a more bullish buying sector. That said winter was milder this year so a seasonal effect may also figure in this bump in sales. Interesting is the increase time it took to sell a house climbing from 149 days on average to 215.

A benchmark of the market’s health is the number of available listings. While there are only slightly fewer listings on the market today (53) than three years ago (58), we have been trending on a decreasing plane. A balanced supply and demand create a more normalized market. Also encouraging is the fact that there are 8 homes in contract presently. Here is what has transpired in the last 12 months.

100 North Main Street- Listed for $1,200,000 since October 2015

Originally built in the early 1800s this classic colonial was remodeled by Milton Raymond, an important figure in the local iron industry. Since that time this landmark home has offered gracious living at the edge of Kent's center. A sizeable pond with a spillway and brook is a tributary to the Mauwee Brook. Chris Garrity listed this lot which I sold within days of listing.

Here is the annual real estate report detailing the real estate activity in the last 12 months in the Ellsworth neighborhood.

Sharon home sales were strong with 65 homes selling in the last 12 months. There are 78 homes on the market in Sharon (with 8 homes in contract to sell) which is a slightly larger supply of homes for sale than last year by 3 offerings. There is an increase in buyer traffic and the easy winter weather has prompted more offers. Stability has settled in as the local real estate market is getting healthier incrementally and maintaining a consistent pace of sales and listings. So it appears the current trends are positive!

Herb Road- Listed: $325,000 Sold: $292,500 – This 3.5 +/- acres has long eastern views and an open meadow feel. This parcel has aged stone walls, mature native trees and a driveway roughed in.

Herb Road- Listed: $250,000 Sold: $210,000 –Known as “The Shire” this 7.424 acres parcel has views of Housatonic Valley. It is a cleared parcel with stone walls, meadow, and Stoney Brook coursing through the lot. There is a dug pond and south facing exposure provides the opportunity for passive solar design. Conservation restriction have been placed restricting it to one house site.

145 West Woods #2,Listed: $295,000 Sold: $264,000 This is a great project. This 1803’s antique two-bedroom cottage with guest house needs a complete redo. There are 1500 sq. ft. and 2 bathrooms, porch, antiques details and mature plantings on the 5.89 acre lot. Asher Pavel of my Cornwall office brought the buyers.

38 Cemetery Road- Listed: $449,000 Sold: $439,900- This property had been on and off the market for over 7 years. Originally listed for $1,250,000 on 15 acres this wonderful antique home was the victim of the Great Recession. Cornwall Bridge Road- This peaceful hillside retreat offers 41.83 acres of land. The property offers a few nice building sites with views. The topography is challenging, but a driveway system has been roughed in place. Considerable parcel for the price of $199,000. Rick Meehan has listed this property.

1 Northrup Road has a peaceful pastoral setting on 5 plus acres of gentle rolling topography and offers easy access via Route 7 and Route 4. This parcel has been perc-tested and surveyed, just pick the site with the best view and build your dream getaway. Last year it was listed for $125,000 and now is $99,000 and it is the best most affordable parcel currently offered. Rick has this offering as well.

 

43 South Ellsworth is a lovely Victorian styled farmhouse with a gracefully detailed front porch, an old shed and an old dairy barn all set on a level 33 acres of hay fields, orchards and gardens. The 1870's home is preserved nicely with amazing details of ornate Victorian era moldings and floors. There are large porch door windows to open on a summer’s day. The house is mechanically updated-new roof, furnace. It is easy to update kitchen and baths. I have listed this for $1,650,000.

89 West Woods Road at $1,800,000- is an 83 acre property of woods, pasture with incredible western views that capture the Catskill Mountains.
